family-friendly apartment with farm flair

Recreation in Thaining in beautiful Lechrain between Lech and Ammersee in our newly renovated 58m² non-smoking apartment in 2025. It can accommodate up to five guests and small guests are welcome. Extensive amenities are available for the little ones. For bicycles, there is a lockable room. Our apartment is located in a quiet residential area (zone of 30) on the outskirts of the village with no through traffic. Not suitable for cat hair allergy sufferers! The space Our apartment offers up to 5 sleeping places, in the bedroom in a double bed (1.80 m x 2 m) and in the living room on a cozy sofa bed (1.40 m x 2 m). Furthermore, a travel/guest mattress (1.90 m x 0.80 m, especially for children or adolescents) is available if required and in addition a children's travel cot for the little ones. The bedroom can be darkened (shutters), reading lamps by the bed. The spacious kitchen-living room with extensive equipment, large stovetop and oven invites you to cook & bake. In addition, a wood stove can provide cozy warmth (when it gets colder outside) and for the little ones there is a play area with an extensive collection of children's books and games. A shopping basket & bags and a cooler are available for shopping or excursions. A large fridge-freezer is in the dining room. In the living room with access to the partially covered terrace, extensive reading material is available for the reading corner as well as satellite TV with digital radio or CD player. An extensive collection of games invites you to play. The bathroom now offers an accessible shower, plenty of storage space, towel radiator, shower stool (fixed and mobile), hair dryer, first aid kit. An IR heater provides additional cozy warmth in the transitional period. Washing machine use by arrangement (especially for longer stays). For our little guests, there is a mobile changing table, a built-in children's toilet seat as well as a children's step (e.g. for the sink). The partially covered terrace offers an outdoor dining area, another seat under kiwi pergola, stroller parking (or in the house entrance), drying clothes rack. Sunbeds and umbrellas as well as a Hollywood swing invite you to relax. For the younger guests there is a play facility in the fenced garden. For our cyclists, we can offer a shelter in a lockable room (but also used by us). The charging of eBike batteries is free of charge (the respective user manual for charging must be adhered to). A repair kit is available for any necessary repairs as well as contact addresses of surrounding workshops. The Thaininger summer hot tub is only about 300 m away and the village shop is only about 500 m away. Other diverse supermarkets and refreshments are in the vicinity. You can start sunny walks right from the front door, start cycling tours to Lake Lech or Ammersee, and explore extensive paths for jogging and walking. Note on animals on our small farm: Several cats live in the house with us, who are also allowed to go outside and certainly curiously visit the terrace or even the apartment. That's why it's not suitable for cat hair allergy sufferers! Our roosters "Rudi" and "Nando" with their hens live in a demarcated area, but they make themselves noisy. Our Indian running ducks "Luggi", "Sissi" and "Goldi" are mostly out in the farmer's garden and diligently exterminate naked slugs, but it can happen that they also walk across the terrace. If it rustles at night in our natural garden, there is certainly a hedgehog on the game and also likes to scurry across the terrace. On balmy summer nights, bats also fly under the canopy, in the garden and under the trees. Under our over 80 year old beech, you can watch fireflies on warm summer nights with luck. Looking forward to seeing you soon Family Färber Other things to note Internet & Wi-Fi (download up to 50 Mbps, upload up to 10 Mbps): The use of the Internet with a Wi-Fi-enabled device (e.g. notebook, smartphone, etc.) is free of charge for the tenant. The currently valid access code is on the info board. You use the Internet at your own risk; the landlord excludes any liability in connection with the use of the Internet by the tenant. For arrival by train and bus: Since the beginning of 2025, our district of Landsberg am Lech has also been part of the Munich Transport Association (MVV). The bus stop "Thaining - Untergasse" is only about 150 m from us. Outside the travel times of the buses, a ride with the call collection taxi (AST) can also be booked at 0800 – 19 222 44 (from/to Landsberg). Agricultural equipment and buildings: Agricultural equipment and utensils are often also available on our farm. These have partly sharp corners and edges and are not suitable for playing. Entering the threshing floor and the barn as well as the chicken area is not allowed for external persons, especially for hygiene reasons. House rules: In the event of immediate repairs, it may be essential for the landlord to enter the apartment without the guest's knowledge. This is also true if tilted windows are a danger to our curious cats. Therefore, the urgent request: do not tilt the windows!
