Holly House is a tastefully furnished family holiday home in the New Forest village of Nomansland. Comfortably accommodating seven guests in four bedrooms and pet friendly, the whole family can relax and enjoy all that this quieter area of the New Forest has to offer. Kitchen with Rangemaster Range with gas hob and 2 full size electric ovens, dishwasher, larder fridge, microwave, Nespresso Vertuo coffee machine and Bose ipod dock with Bluetooth adapter, 4 slice toaster. **A Nespresso coffee machine is available to use at the house and a small number of capsules are provided as part of the welcome pack. There is also a cafetiere at the house if you prefer filter coffee. Utility Room with washing machine, tumble dryer, American style fridge/freezer with water dispenser. Conservatory with sofa and dining table seating 7 people. French doors to rear garden. Stairs to the First Floor. Master bedroom with continental king size (5ft 2) bed and wardrobe. En-suite shower room with power shower, basin and WC. Bedroom 2 with double (4ft 6) bed, hanging rail and drawer unit. Bedroom 3 with double (4ft 6) bed, hanging rail and drawer unit. Bedroom 4 with single (3ft 6) bed and fitted wardrobes. Family bathroom with bath and power shower over, basin and WC, electric towel warmer. Outside The conservatory opens out onto a decked area with a raised pond, which is covered for safety, and a fabulous charcoal barbecue for al fresco cooking. Wooden benches dotted around the garden provide somewhere to sit and enjoy a glass of wine, whatever the season! A large flat lawn leads takes you down to the main outdoor seating area, with a table and eight matching chairs plus parasol for shade. Raised beds are planted with seasonal bedding, and the garden backs onto fields where deer, ponies and cattle are often seen. To aid your enjoyment of the outside space the WiFi network reaches right to the bottom of the garden, so whether you are using a baby monitor, listening to music or even watching videos, you can do so easily wherever in the garden you are. Please ensure children are supervised at all times whilst in the garden. Parking There is parking for 3 cars on private driveway. EV Charging This property offers overnight electric vehicle charging free of charge. Please bring your own charging cable. Other things to note Additional Included: Bed linen and towels (please bring own beach towels), bath mats, Nest controlled gas central heating and hot water, softened water, fast WiFi, welcome basket of logs in the appropriate season and complimentary overnight EV charging. Must be over the age of 1 year old (unless agreed with the owner prior to booking) and dogs must be fully house-trained and well behaved. Please note there is a standard charge of £30 per pet per week. CCTV: The property includes a Ring Doorbell with video camera fitted outside the entrance of the property. Bike Storage: In lockable garage. EV Charging is available at this property, and free of charge if used overnight. No Smoking. Shops: Landford Stores and Post Office (open every day including Sunday) – 3 minute drive, Nisa in Wellow – 10 minute drive. Pubs: The Lamb and Les Mirabelles/Le Frog French restaurant/bistro – 5 minute walk, The Royal Oak, Fritham – 8 minute drive (as featured in the BBC Series “Remarkable Places to Eat”).
