Outside, it has a shaded area of about 20 sqm, delimited, for relaxation and outdoor dining. The space The apartment is located within a residential complex, consisting of a single building with private Real Estate Units – intended for short-term rentals – equipped with bathrooms and a separate kitchen and with independent entrances directly from the outside. The apartment is excellent for couples, or for "families" with young children or teenagers. The entire property is located in the new residential district of "Le Muracche" (ancient walls), at the foot of the Tortoreto hill, very close to the beach and the sea, from which it is about 1,200 m away, and at an altitude of about 80 m (which is why, despite its proximity to the sea, it is necessary to use a car for travel to and from the property), WHICH ALLOWS YOU TO ENJOY A SPLENDID VIEW OF THE SEA and the urban landscape that it directly overlooks. The property was built on an area of 2,600 square meters and is surrounded by the greenery of a large, well-kept garden with medium- and tall-stemmed ornamental plants, Mediterranean scrub, shrubs, and flower pots. It is a very cool and ventilated environment, both day and night, thanks in part to the sea and land breezes that reach it undisturbed in the summer months. It is therefore a special, relaxing and comfortable place to spend a pleasant and peaceful summer stay, particularly appreciated and therefore ideal for families, for the elderly and for vacations with small pets; but it is also ideal for young people, for couples or groups of friends, who are also looking for moments of relaxation after intense days of sun, sea, sports activities, and evenings and nights spent in the festive and always lively local "nightlife" venues. (The above description and the very limited number of guests who can stay at the property at the same time are also suitable and "recommended" conditions for the purposes of interpersonal distancing). Guest access -The property is not suitable for guests with disabilities in wheelchairs. - The entire property is fully fenced and the entrance is via a public road. Other things to note 1)-The rental price includes: flat-rate consumption of domestic utilities - use of air conditioning and Internet connection with LAN cable or Wi-Fi - final cleaning of the apartment - an outdoor, shaded parking space within the fenced property; condominium expenses, the waste collection fee and other taxes or duties imposed on the property by law are included. The price excludes the accommodation tax, which is to be paid separately upon arrival. 2)-Upon request, bed linens and towels can be rented on site (for an additional fee). During the stay, linen changes are provided only upon request. 3)- There is no provision for the supply of additional and/or complementary services other than those specifically mentioned above, typical of accommodation facilities. 4)- Upon arrival, the guest will find in the accommodation, as a courtesy, "the bare essentials" of some basic necessities: for the bathroom, for the kitchen, and for the washing machine. 5)- During the winter period - from 10/17 to 04/18 - the apartment is available for a maximum of two people. 6)- Upon the guest's arrival, the owner "may" request the payment of a sum of money as a Security Deposit. 7)- During the mid and high season - from 06/13 to 09/05 - stays run from Saturday (check-in) to Saturday (check-out). When booking, please refer to the information on the "Arrival Guide" page. 8)- Upon request, you can use a parking space and/or bicycles "free of charge", outdoors, in a fenced area belonging to us, located at the Lido 200 meters from the sea. 9)- Upon request, we can provide a set of light beach equipment "free of charge" for public beaches, consisting of: an umbrella, a folding aluminum director's chair with armrests, and a small beach tent. 10)- Upon request, you can use the following free of charge: a fixed masonry barbecue; a mobile barbecue (Weber), equipped with wheels to move it more easily; a portable barbecue (Weber), which is small in size and easily transportable to wherever you want to barbecue.
