Tiptoe Lodge Cottage is the perfect home-from-home for a small family or two couples. Consisting of two double bedrooms, plus a bunk and the option of a larger 7mx4m third double bedroom (on request for an additional £80 cash). The Cottage is located in a separated wing of a larger house where your hosts live. You will have your own patio and view of the large garden with fields beyond. Private 6-seat garden sauna with cold plunge and shower (additional £40 cash - request when booking) The space Tiptoe Lodge is a large period house on the edge of the New Forest hamlet of Tiptoe in the New Forest National Park about ten minutes drive from the South Coast. A ten minute walk takes you into the Forest itself where the famous wild ponies roam free. Tiptoe Lodge Cottage is an annexe to the main house where my family have lived for almost a hundred years and several generations of children were raised here all enjoying the wilderness, freedom and open spaces. Apart from a village green there is not much going on in Tiptoe itself - it is a very sleepy little place, often with more horses on the road than cars - but the nearby villages have pubs and shops, all about a mile away. Entering Tiptoe Lodge Cottage from your dedicated onsite parking space you will arrive inside an open-plan ground floor comprising a generous sized sitting room with a sofa at one end looking out through double French doors to a garden terrace and a dining table and chairs at the other end, next to the kitchen where there is a breakfast bar and ample food preparation space. The kitchen is well appointed with sufficient cupboards and drawers full of all the necessary utensils, cutlery and crockery and equipped with a small dishwasher, electric oven and four-ring gas hob with extractor above. Continuing through the kitchen there is a small hallway with a recessed fridge/freezer on the left and a larder on the right with ample food storage space. Straight ahead is the main ground floor bathroom. The bathroom is large with a tiled floor and contains a washbasin, WC, shower and a large bathtub too. At the far end of the bathroom there is another door leading to a small utility room containing a washing machine and the boiler. Hot water and central heating in Tiptoe Lodge Cottage is available continuously 'on demand'. From the kitchen dining room there is a door which leads through to the stairwell up to the bedrooms. At the top of the stairs the bedrooms are on either side of a small landing. Bedroom 1 contains a standard sized double bed, a small wardrobe/cupboard and an ensuite bathroom comprising a WC and washbasin. Bedroom 2 contains a standard sized double bed, a small wardrobe/cupboard and a single 'sailor's bunk' which is accessed by climbing a ladder. Caution must be taken when using the ladder but it is a great bed for an adventurous child and there's a built-in bedside light ad bookshelves up there too. From Bedroom 2 there's a second door which is now blocked off. This is the door which used to link Tiptoe Lodge Cottage to the main house. There's a similar door in the sitting room now also locked and covered by a curtain. To leave the house there are two options: the first door leads out onto the drive and your car park space or alternatively there are the French doors leading out onto the small tiled terrace and the garden beyond with spectacular unbroken views out across the New Forest National Park where it is commonplace to see deer roaming, often right into the garden, and occasionally a barn owl flying low over the field at dusk. We have a large garden and lawn and we'll let you use a dedicated section of this near your accommodation with a charcoal barbecue and outdoor table and chairs so you can enjoy peaceful al fresco dining on warm evenings. Guest access Guests will have full access to the Cottage. A section of garden is available for guests to use and there is a private patio with table and chairs in front of French doors which open out towards the garden and field. Other things to note The garden is shared with the owners but an area specifically for guests will be made available during your stay.
