This cosy Grade II listed 17th century cottage is next to the village church of Campsea Ashe and is ideally located for Suffolk's beautiful heritage coast, heathlands and forests, as well as Snape Maltings, Orford, Aldeburgh and Woodbridge. Adjoining Smithy House and the old forge, it has lots of character with a carefully curated interior, a wood burning stove, and use of a private part of the garden. It is a 6 minute walk from the train station, the Station House Café and the village pub. The space The cottage in "one up, one down", with a little staircase up to the bedroom. The bedroom is light and airy with a large cupboard for clothes and bags, a little fireplace(not used) and a place to sit and read. The living room has a sofa and chair, as well as a dining table and 2 chairs, and the wood-burning stove. The shower room is tiny, but has everything you need. The kitchen is also small, but has lots of charm and overlooks the main garden. The garden is separate from our garden, so privacy is possible. Guest access The part of the garden overlooked by the cottage living room is exclusively for guests of the cottage. Other parts of the garden, like garden house and fire pit would be subject to arrangement at time of intended use. Other things to note This cottage adjoins Smithy House & Forge, built 200 years earlier. We live in Smithy House, which connects to the cottage by a single locked door. We have carefully restored the cottage retaining as much of the original character as possible. For example, the downstairs floors are made from Suffolk bricks, the walls are lime plastered and the old bedroom floorboards gently slope, with the shower room and loo downstairs. Please note we haven't included a television, but there is WIFI and a cupboard full of board games! We have installed a wood burning stove (and will provide firewood and guidance for lighting and maintaining the fire) which is wonderful for creating a really cosy space, especially in winter. There is also central heating and extra electric radiators if needed. There is a tiny old kitchen door which leads out to a small courtyard, and an area of the garden for our visitor's use. A table and chairs are there in warmer months for outdoor eating. Off road parking is available on the "drive" at the front of Smithy House (opposite the church).
