Please note: • The property is not fenced • Pets must remain on a lead at all times • Pets are not permitted on beds or couches • Additional cleaning fees may apply if pet waste is not cleaned up Horses are also welcome by prior arrangement. • Horse stays: $50 per horse per stay PROPERTY LAYOUT Guests will be renting the two-storey right-hand side of the home, as shown in the photos. The single-storey section on the left (with white doors) is home to permitted residents who live on the property. Your accommodation and outdoor areas remain private for guest use, though you may occasionally see residents elsewhere on the property. Guest access • Please be aware that there are permitted residents living in the house to the left of the property (the single-storey section). This is a private residence occupied by a quiet, elderly couple for most of the year and is out of bounds to guests. • The house with the double white doors is not part of the Airbnb and is not accessible. • Guests have access to the Airbnb accommodation and the front and back outdoor areas directly surrounding the guest house, including the lawn and seating areas for relaxing and enjoying your morning coffee. • The front grassed area of the property is shared and not fenced. Guests are asked to use the area from the carport to the main entrance of the Airbnb only. The areas beyond this point form part of the permitted residents’ private space and are not included in guest access. • At the rear of the property, there is a gate. Please do not enter beyond this point, as the area is a private residence. • A double carport is available for guest use. • Sheds are out of bounds at all times. • There is no access through any gates into paddocks. Thank you for respecting these boundaries so everyone can enjoy the property comfortably. Other things to note • Air conditioning is only in the upstairs living area; other rooms have fans. • Rural property with natural wildlife (including bugs). • Tank water and gravity-fed system (lower water pressure than city homes). • Fire season applies, and local restrictions may be in place • There is a fish pond at the front of the property, and the stairs to the third level are steep and not fenced, so close supervision of young children is required. • We do not provide any baby gates or portable cots • We are unable to offer horse riding as part of the stay; however, a local company, Sunset Horse Tours, may be able to assist.
