Description

Feel embraced in this cozy room with glorious morning and evening sun and birds singing out your window! You'll have a medium-firm Serta mattress, a air register that you control, and isolated from sounds from the house. Your walk-in closet has extra shelves to maximize space and increase wardrobe visibility. The space This wildlife property is adorned with numerous native and pollinator-friendly flowering plants, numerous wildloife visitors including over two dozen species of bird including great blue herons, a 100-ft-natural-fishing pond, direct access to The Little Miami Bike Path that runs for over 300 miles, and space for games, sports and socializing in the front and back yards, as well as a productive vegetable garden! The neighbor is very safe and quiet with friendly neighbors walking their dogs or strolling in the evenings. Come enjoy nature and be hypnotized by the wildlife and sounds of nature! Guest access Renting The Cozy Corner includes access to the bathroom and guest room on its same floor, the kitchen, living room, tv room, dining room, pantry, main level restroom, garage, storage room, covered porch, large patio, pondside tables and chairs as well as the hammock! Spaces that are off limits include the master bedroom and it's adjacent office, and the basement apartment and patio. Guests are welcome to put up their own photos or decorations in their room, but need to get approval for making holes in the walls larger than a pin. Except for the kitchen and pantry, guests are asked to keep their personal belongings to a minimum in the common areas -- it's ok to leave books and projects, just keep them orderly and considerate for others to easily use the space too. Decorating in common areas needs approval from Valerie. Guest will have equal food and kitchen tool storage. This rental is for a guest with minimum belongings but some storage is nevertheless available in the extra closet, storage room, or garage. Other things to note A few other thoughts to make this stay as easy as can be! SHARED PATIO, GRILL & EXERCISE EQUIPMENT Guest is welcome to use shared exercise equipment, hammock, lawn blanket, patio furniture, etc. and is expected to clean and/or put these away properly after use. The patio tables often need wiping off and can be done with a rag or spray cleaner, or if needed the adjacent hose. Landlord will do their best to always have gas in the grill, but if you use it more than occasionally, please take responsibility to refill it on your own. There are two stickers on the sides of the canister to indicate the gas level -- please attend to these and plan accordingly! SHARED PROPERTY & PARKING As this is a shared property, gathering of various sizes take place in the yard, thus the guest should not be surprised to see others walking in the yard as they are likely another tenant's guest. Please be courteous to visitors in the yard or house, but also please be vigilant about actual strangers on the property uninvited. Although that rarely happens, it is a possibility especially near the bike path. Know you might be asked to park on the street to accommodate gathering and handicapped people. Otherwise, the extra driveway spot on the left is on a first-come basis with the landlady parking to the right most days and in the garage under certain conditions. Street parking is easy, but parking on the non-mailbox side of the driveway is preferred to not block the mail person or crowd the opposite neighbor's driveway. If you have a need to reserve a driveway spot, please just discuss it with all other occupants. DIRTY / MUDDY SHOES & BIKES Due to the nature of the property and regional activities, our shoes are often muddy or carrying gritty soil. Guests are asked to diligently wipe their feet and remove dirty shoes at the building entrances, and to clean muddy shoes and bike tires prior to entering the garage. Guests are welcome to use hoses and tools in the garage to clean dirty shoes and leave them outside the door or in the garage as well. A bike is available for the guest's occasional use although is often used by the landlord. Guest is required to lock it every time it is taken out of the garage with the provided lock and to never loan it to another without landlord's approval. SUMP PUMP A sump pump is located in the basement apartment to pump water from below the house and makes brief sounds as it operates. Guests will hear this sound outside as it exists at the pond. In the unlikely occasion that the sump pump stops working, a high-pitched alarm is located inside the sump pump well and will sound if water rises too high, although to date this has never happened. In the unlikely event of this alarm sounding, it is the duty of the guest to inform and assist the landlord, manager or emergency plumber immediately. GUEST'S ASSISTANCE A list of best practices and guidelines are in the House Rules section of this listing -- they are intended to facilitate the stay of the guest by elaborating on care and use of the house and property amenities, but are part of the tenancy agreement. Guests are asked to participate in assisting with the property in small ways such as placing trash and recycling on the curb Sunday night, or assisting with any basic tasks such as moving the grill, refilling grill gas, basic repairs, basic yard tasks or clipping tree branches if needed. Overall, this is a friendly, supportive community and guests' light participation in keeping it running efficiently is expected, while heavy yard work such as mowing or large plant maintenance is welcome, but not expected.
