Perfect for a rejuvenating getaway within walking distance of Rome The space The property consists of a main farmhouse and an annex. MAIN HOUSE: On the ground floor, the main entrance, accessible directly from the pergola with dining area, leads to the right to the kitchen with dining table and to the left to an area with two armchairs around a rustic fireplace, which opens to the living room equipped with sofas and satellite TV. Also on this floor, with a separate entrance located on one side of the farmhouse (accessible via a short flight of stairs near the pergola), there is a double bedroom with an en-suite bathroom and shower. Adjacent to the entrance of the room is the laundry room. On the first floor, accessible via an internal terracotta staircase, there is a double room served by a bathroom with a bathtub and a double room with a private bathroom equipped with a shower. Both rooms on this floor are equipped with air conditioning. The fireplace is ornamental, not usable. ANNEX: Located on the ground floor, a few meters from the farmhouse and in front of the pool, the annex opens onto a large, cool and bright space, organized with a masonry kitchen, a large dining table and a seating area with sofas and an ornamental fireplace. The sleeping area consists of two double bedrooms (one with a divisible bed), served by a bathroom with a shower. One of the rooms has direct access to the outside, on the pool side, through a French door. The fireplace is ornamental, not usable. Guest access The Villa will be entirely reserved for guests, guaranteeing them exclusivity and privacy. The only additional presences will be staff members, such as the cleaning staff and the factotum, who will take care of the pool maintenance and horse care on a daily basis. The cost, both weekly and biweekly, includes the entire property, regardless of the number of guests and the actual use of one or both houses. Other things to note It is very important to arrive with HIGH ENOUGH CARS, because the last two kilometers of road to reach the villa are unpaved. For this reason, cars that are too low (for example, a Fiat 500) may have difficulty on the route. In any case, if you have a low car, it is essential to proceed slowly. The COST OF ELECTRICITY is SEPARATE and corresponds to a lump sum of €150 per week, to be paid directly on site. For stays longer than one week, the amount to be paid will be €150 plus €20 per day (example: if the villa is rented for 10 days, the cost for electricity will be €210).
