Renovated 19th century farmhouse in the heart of the hills

19th century independent farmhouse, built at the foot of a hill in the heart of the family farm estate (apricots, chataignes), 3 km from the village and 10 minutes from the A7 in Tain l 'Hermitage. Our house consists of a renovated living area of 120m2 spread over 2 levels, a large outdoor courtyard, a magnificent meadow built in pebbles of the Rhône, old stables (without horses), rabbits (without rabbits), stables (without pigs) and a balm (cellar carved in the rock) The space The habitable part of the house was completely renovated in 2009 in a contemporary and rustic style, in order to make it functional and comfortable while preserving its character. The thickness of the walls of our house guarantee good insulation against the cold in winter and allow appreciable natural air conditioning during summer heat. On the ground floor, the large sunny kitchen is perfectly equipped, it is the living room of the house, ideal for romantic meals as for convivial moments for families or friends. It lends itself wonderfully also to the joint preparation of meals since the counter is central and open to the rest of the room. The kitchen is separated from the living room by a large industrial-style canopy and overlooks a courtyard where you can relax in peace on deckchairs, prepare barbecues, play ping pong or simply listen to the birds while enjoying the many details that swarm in this atypical place. Always on the ground floor, a toilet as well as a laundry room equipped with a washing machine for your laundry are at your disposal. Upstairs, an open space as an office will allow you to work or read comfortably, with a view of the surrounding hills. Still upstairs, there is the bathroom, a separate toilet and the two bedrooms. The bathroom has a large Italian shower and a bath, towels are provided. The two bedrooms each have a double bed (new bedding and quality bed linen) as well as storage (wardrobe/ dresser). They each offer views of the surrounding countryside. Guest access It is difficult to imagine that our house is only 10 minutes from the A7 motorway and 15 minutes by car from the Valence TGV station, a train station that allows you to reach Lyon in only 30 minutes, Marseille in 1 hour and Paris in 2 hours. The water sports in the Ardeche, skiing or hiking in the Vercors or swimming in the river in the Drôme are possible activities to do on the day from our house. Other things to note You will also meet Devinette, the nice dog of the estate, who spends her time outdoors between the 3 houses (outdoor only). She's a lovely dog and there's absolutely nothing to worry about. However, as with any animal, we recommend that parents never leave a child with an animal alone without the presence of an adult. If you wish Devinette did not enter the yard, we recommend closing the gate.
