Peaceful Rural Retreat - Dogs welcome

Nestled in peaceful Lincolnshire, this spacious and unique home offers a relaxing retreat with sweeping views across the surrounding fields. Perfect for large families groups of friends, or a private birthday or hen weekends. All the charm of rural living with modern comforts. The small market town of Holbeach is just a few minutes drive and offers cafes, restaurants, shops and farmers market, whilst the larger busier towns of Peterborough, Boston & King's Lynn are a short drive away. The space A large driveway with farm gates greet you on arrival, with space for 4 cars. The entire plot is fenced all round, and either side of the house also have gates securing the south facing back garden with brick built BBQ, seating area and umbrella. The vaulted hallway leads you to the lounge. kitchen, dining room and downstairs bedroom. The lounge is comfy with big seats and cosy cushions, there are board games for all ages and a selection of puzzles and books along with smart TV with amazon prime included. A family sized kitchen with central table leads to a separate dining room, the table of which is an ideal place for an epic game of monopoly or a big family meal. Both dining room and kitchen have French doors allowing light to flood in. Off of the kitchen is a utility room, toilet and cleaning cupboard. The downstairs bedroom has its own bathroom and dressing area, making it ideal for those finding stairs difficult, or just wanting some privacy from the kids! Upstairs there are 3 spacious bedrooms, 2 with dressing areas, one with ensuite, all with fantastic views across the fields, and the family bathroom. Being surrounded on three sides with arable farmland, you might just catch a good view of the summer harvest. A welcome pack is included in your stay. Guest access Guests have the entire house and garden to themselves. It is very private and you can relax knowing that you will not disturb anyone with noise or an impromptu karaoke in the garden😆 Other things to note For younger children staying we have the following available: Travel cot (upto 15kg, sheet only) Full size Cot (upto 2.5 years, sheet only) Junior bed (upto approx 7 years, full bedding) Bed guard (for use with single bed) 2 highchairs If you would like to use any of these please let us know when you book, and which room you would like them in. Parents are welcome to bring their own travel cots and as per guidance, bring infants sleeping bags. The maximum amount of infants staying in parents rooms is 4. If you are bringing a dog, we will install a pressure fit baby gate at the bottom of the stairs. If you have younger children we will install one top and bottom. If you have rabbits or guinea pigs, we can offer you boarding next door at a vastly reduced rate, please enquire for spaces. The nearest fast charge for EV's is behind the co-op in Holbeach As we are rural, unfortunately fibre has not quite reached us. The broadband is mostly smooth but occasionally badly behaved.
