Welcome to our dog-friendly getaway on Oneida Lake! Ideally situated 5 mins from Sylvan Beach/Verona & 15-30 mins from Turning Stone & Syracuse, experience the best of both worlds. Relax by the fireplace in our newly-renovated home, launch kayaks from our private dock, and enjoy birdwatching against a backdrop of stunning lake sunsets. Sleeps 8 across 7 beds (trundle, pull-out & cot). Our private 35’x85’ lot offers stress-free trailer storage—skip crowded public landings and enjoy lakeside ease. The space On the Lake: A Private South Shore Retreat Experience Oneida Lake from our South shore home. Located on the North Atlantic migration path, our retreat is a great spot for nature lovers and bird watchers. Because the house directly faces the water, the deck and living areas offer an unobstructed view of the sunset on clear days. The Shoreline & Wildlife • 70ft Private Frontage: The shoreline is a natural blend of sand and earth. The water stays shallow for nearly 100 yards out—providing a quiet space for a morning wade when the summer weather permits. • Wildlife Viewing: The deck is a frequent spot for seeing Bald Eagles, Great Blue Herons, and Loons. We recommend bringing your own binoculars to get the best views across the water. • Seasonal Rhythm: From fishing and fall foliage to winter ice fishing and snowmobiling, you are positioned for it all. Please note that water clarity and lake levels naturally change with the wind and the seasons. Boating & Gear (Included) • Private 35’x85’ Lot: Parking is often a challenge at the lake, so we provide a large, private open lot directly across the street. This is a dedicated space for guests to easily park boat trailers, jet skis, or snowmobile haulers. • Private Dock: Launch our 4 complimentary kayaks (10 life vests provided) when the lake is unfrozen and conditions are calm. • Public Launch: The Marion Manor Marina is a 1-minute walk away for easy launching of larger watercraft. Outdoor Amenities • Lakefront Deck: Outdoor space featuring a grill, lounge chairs, and dining for 6—perfectly placed for watching the sun set over the water. • Lakeside Fire Pit: We provide the wood and lawn chairs for s'mores by the water’s edge. • Pet Hospitality: We truly welcome "furry family" members. The front yard is fully fenced, offering a secure space for kids and pups to explore. We even provide dedicated "sludge towels" to help clean up after the dogs have been in the lake. ______ The Comforts of Home: Our Indoor Spaces Designed for a seamless lakeside stay, our single-level home is a clean, functional retreat where the water remains your constant backdrop. Whether you’re here for a summer week or a cozy winter weekend, the interior is curated to be a comfortable home base for families, friendly gatherings, fishing groups, and four-legged guests. Living Spaces & Waterfront Views • The Picture Window View: Upon entry, you are greeted by a large picture window at the end of the hallway that frames Oneida Lake. This view remains with you throughout the Kitchen, Living Room, and Workspace. • Open-Plan Living: The layout is designed to host up to 8–9 guests and 2 large pups with ease. Relax by the large electric fireplace in the living room, which serves as a warm anchor for movie nights or watching the lake on overcast days. • Productive Stays: For those balancing work and play, we provide two dedicated workspaces (in the Living Room and Bedroom 3) paired with reliable Wi-Fi. Kitchen & Dining • A Fully-Equipped Hub: The kitchen is prepared for real meal prep, featuring a double sink, dishwasher, air fryer, blender, and waffle maker. We provide a rolling kitchen cart for extra prep space, plus a dedicated Keurig station with tea and coffee included. • Gathering Together: Enjoy meals at the 6-person dining table (high-chair available) or the 3-stool bar table. While the setting feels like an escape, the home is within range for DoorDash and Instacart, and multiple grocery options are within a 10–25 minute drive. Bedrooms & Practical Details • Flexible Sleeping: With 3 bedrooms and 7 dedicated beds—including a trundle, cot, and a pull-out—there is plenty of space for extended family groups or fishing trips. Every room has a Smart TV, ceiling fans with remotes, and extra linens (in blue room closet). • The Laundry Room/ Half-Bath: Our dedicated laundry area is tucked into the half-bath, featuring a washer/dryer, countertop space, and drying rack. We provide detergent, dryer sheets, and—most importantly—our "sludge towels" for easy cleanup after the dogs have been in the lake. • Family Essentials: We’ve stocked the home with books for all ages, board games, and full bath amenities (shampoo, conditioner, body wash, and hair dryers). Guest access The Property Layout & Access Guests have full, private use of the home, the fenced yard, and our lakeside amenities. • Dedicated Parking Lot: Directly across the street, we provide a private 35’x85’ open lot. This space is intended for parking vehicles, boat trailers, jet skis, snowmobile haulers, boats (size dependent), and other water vessels and equipment. • Enclosed Front Yard: The front of the property is fully fenced and set back from the 10mph road. This creates a safe space for children and "furry family" members to roam and zoomie. • Lakeside Backyard & Deck: The lake side of the house features a large deck for dining and a grassy lawn suited for outdoor games. You’ll also find the private fire pit and our 70ft of shoreline here. • Private Dock & Water Access: The dock is yours for the duration of your stay. For those bringing larger boats, the Marion Manor Marina is a 1-minute walk down the street; they offer a launch (suggested donation) and additional trailer parking if needed. Understanding Oneida Lake • Water Clarity: As with any natural, dirt-bottom lake, the appearance of the water varies based on the weather. Because our shoreline is shallow, wind and waves will occasionally churn the sediment, causing the water to appear brown for a few days before it settles back to its natural state. • Swim at Your Own Risk: This is a private lakefront with no lifeguards on duty. Please use your best judgment and prioritize safety in all seasons—whether swimming in the summer or venturing out on the ice in winter. We provide life vests in various sizes for your use. • Mother Nature: While we strive to provide a perfect environment, we cannot control the weather, local insect activity, or the natural cycles of the lake. Pro-Tips for Lakeside Living • Insect Management: We apply pet and human-friendly pest deterrents to the property monthly to keep the grounds comfortable. However, insects are a natural part of any lake ecosystem and are highly attracted to light. • A Quick Tip: To keep the interior clear of "uninvited guests," we recommend keeping indoor and outdoor lights off 💡 briefly before opening the front door in the evening.
