This listing offers the entire ground floor with its own private entrance, garden, and exclusive use of all amenities. The Space The ground floor features everything you need for a memorable stay: BEDROOMS: - Master Bedroom: A spacious retreat with a king-size bed, smart TV, wardrobe, and drawer space. (NB, there is a separate dressing area with owner's things) - Front Bedroom: Offers a queen-size bed, desk with monitors, a smart TV, bean bag, and ample storage, including an empty closet for guests. (NB, there is a separate owner's closet) - Study: Centrally located with a long desk, two chairs, monitors, and a fold-out leather couch suitable for one person. A decorative fireplace and cupboard with shelving for clothes complete the space. (NB, there is a separate owner's closet) LIVING AREAS: - Snug: A cozy TV room at the front of the house with a smart TV, lounge, coffee table, and decorative fireplace. Curtains can be drawn for added privacy. - Open-Plan Lounge, Dining, and Kitchen: - The dining room features a table with seating, a decorative fireplace, and a cupboard with pool towels and tablecloths. - The lounge area offers comfortable couches, coffee tables, and scenic views of the garden. A queen-size inflatable mattress can be set up here for additional sleeping space. - The kitchen is fully equipped with modern appliances, including a large fridge/freezer with a filtered water and ice dispenser, a Fisher & Paykel two-drawer dishwasher, a wall oven, cooktop, microwave, and coffee machine. BATHROOM & LAUNDRY: - A large corner bath with a shower, sink, and a Bosch washer/dryer. A separate toilet adds extra convenience. OUTDOOR AMENITIES Step outside to enjoy the unique outdoor features: - Verandah: A lovely spot to relax with seating and views of the garden. - Basketball Court: A free-throw court accessible directly from the verandah. - Spa and Sauna: - The large spa is heated daily from midday to 4 PM for your relaxation. - A traditional Swedish sauna is available for a rejuvenating experience. - Outdoor Seating: Comfortable seating for up to 10 guests, perfect for dining or unwinding in the fresh air. IMPORTANT Things to Note This is a residential area, and we would like to ask guests to be mindful of noise. While the upstairs attic section is separate and not part of this listing, you may occasionally hear faint sounds, such as footsteps. Other things to note General Policies: No Smoking: Smoking is strictly prohibited to ensure all guests' health and comfort. No Parties: Parties are not allowed to maintain the tranquillity of our residential area. Quiet Hours: Please observe the quiet hours from 12:00 AM to 7:00 AM. Property Use: Garden Maintenance: We regularly maintain the outdoor areas to keep them pristine. We will work with you to ensure there is no disruption. Stay Requirements: Check-out: Please follow the check-out time to avoid penalties and ensure the property is prepared for the next guests. Extended Stays: For stays over two weeks, a mid-stay cleaning service costing $100 is required. Please vacate the property for three hours during cleaning. This fee can be settled through some booking platforms. Linen Care: We provide clean and comfortable linens. However, charges will apply for any stains that require extra cleaning or result in damage beyond normal wear and tear. Replaced items are yours to keep. Security and Compliance: Security Deposit: By Airbnb policies, a $300 security deposit hold will be processed through our connected app partner upon booking. Point of Contact (POC) Form and Renter Agreement: These forms must be completed to enhance your stay and ensure compliance.
