There is also a cinema room with a 55 inch TV screen which included Netfllix We operate a self check-in system. Check-in details are provided on the morning of check in by 10am. Check-in is from 3pm and check-out is by 10am. We provide two contact numbers in case of any queries. Please review the following important information regarding your booking: 1. One-Night Stays Unlike many holiday home hosts, we offer a flexible booking schedule, including one-night stays. However, our experience has shown that single-night bookings tend to result in increased wear and tear on the property and place additional demand on our maintenance and cleaning teams. To help cover these costs, a 25% surcharge is applied to one-night stays. While some platforms can accommodate this automatically, Airbnb unfortunately cannot, so we include this charge separately. 2. Guest Capacity & Sleeping Arrangements Our property can accommodate up to 18 guests comfortably. Below is a breakdown of the sleeping arrangements: Bedroom 1: Single bunk bed (sleeps 2) Bedroom 2: Double bed (sleeps 2) Bedroom 3: Double bed (sleeps 2) Bedroom 4: Double bed + single bed (sleeps 3) Bedroom 5: Double bunk bed (sleeps 4) Bedroom 6 / Cinema Room: Four single beds (sleeps 4) Additional: Sofa bed (sleeps 1) 3. Booking Information When booking through Airbnb, the listed prices are for family holiday stays ONLY. We charge on a per person basis, in addition to a £200 cleaning fee. Please ensure that you provide the accurate number of guests, including children and infants and pet(s) when booking. We kindly ask all guests to send a brief message detailing the occasion for your stay, either at the time of booking or shortly after. 4. Pet Policy We are pet-friendly and welcome pets with prior approval. A charge of £65 per pet applies. Please note: We generally allow one pet per booking. Pet rules apply during your stay. Any damage caused by pets will be fully chargeable. 5. Hot Tub Hire We offer a hot tub rental service, provided and installed by a trusted local company. Please inquire in advance regarding availability. Cost: From £275 per stay. 6. Events & Group Bookings Our property is popular for group stays and special occasions including: 1. Hen Party Rates: 1 night: £100 per person 2 nights: £145–£185 per person (seasonal rates apply) Minimum of 8 guests required on weekends, or payment equivalent to 8 guests.
