While this keeps the space feeling cozy and efficient, we recommend planning accordingly with light packing to fully embrace the cabin’s cozy atmosphere and make the most of your stay! - Please note that Hiya Cabin shares part of a driveway with another cabin on the adjacent lot, and there are no fences around the property or between cabins. While each cabin offers its own space and privacy, we ask all guests to be respectful of one another’s stay and privacy, ensuring a peaceful and enjoyable experience for everyone. To get a better understanding of the cabin’s positioning on the lot and its proximity to other cabins and the road, please refer to the photos to set the right expectations. - Hiya Cabin is located in a beautiful countryside setting, which means you may encounter bugs, insects, or other creatures, especially during the summer months. While this is nothing more than you’d experience at any home in a similar environment, we kindly advise keeping doors and windows closed to minimize their presence inside. Additionally, please avoid leaving food outside to deter unwanted visitors. Guest access Guests will have access to the entire house except lower section of the wardrobe in the bedroom. The initial payment will act as a electronic signature confirming acceptance of the following: IMPORTANT: Our cabin is located in a wooded area, surrounded by a diverse array of wildlife. To ensure a safe and harmonious stay, we ask that guests diligently clean the kitchen each night and properly seal all food containers to avoid attracting pests and rodents. Please refrain from leaving any food or trash outside, as it may attract wild animals and rodents. Please keep in mind, this is a cabin in the mountain/woodland area, our natural surroundings may include bugs, insects, rodents and wildlife, as we cannot control their presence. PETS POLICY: We allow one dog per booking with prior authorization and a $150 non-refundable pet fee. The pet must be added to your reservation, and the pet fee must be paid at the time of reservation. To ensure the best experience for all our guests, we kindly ask that any dog accompanying you is fully potty trained and at least 1 year old. We have the following guidelines for guests coming with a dog: - Size Limit: Dogs must weigh 40 pounds or less. - Guests are liable for any damage caused by a dog, including excessive cleaning. - Dogs are not allowed on the furniture or counters, in the hot tub and sauna! - Dogs must never be left alone in the house (even in a crate). - Dogs must use the bathroom outdoors. Indoor pee pads are not allowed. Guests are expected to clean up after their dog and bring their own supplies for doing so. Please place any excrement bags into the garbage bins located at the beginning of the driveway. - Please note that there are no fences around the property or between neighboring cabins. Like Hiya Cabin, the adjacent cabin also accepts guests with dogs, meaning a potential encounter with a dog from another cabin is possible. To ensure a safe and enjoyable experience for all, we kindly ask that dogs are always kept on a leash and supervised when outside at all times for its safety and the safety of others. While we strive to provide a peaceful environment, we cannot be held responsible for interactions between pets on the property. We encourage all pet owners to be mindful and respectful to ensure everyone, including your furry friends, has a pleasant stay. - Please have the animal well-groomed for the benefit of future guests and our cleaning staff. Additional Notes: We reserve the right to request additional information about your dog (such as age, size, breed, and behavior history) before approving your stay. At our sole discretion, we may decline a pet’s stay if we believe it is not a good fit for the property. We may also decline dogs of restricted breeds. Approval will be determined on a case-by-case basis. AGE 25 OR OLDER TO BOOK: The guest booking the property must be 25 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property-you may not book for others if you do not intend to stay at the property. NUMBER OF GUESTS: Only the specific guests noted in the booking are allowed on the premisses. A violation of this rule will result of immediate removal of all guests (and any visitors) from the property without a refund. It is important to have the correct number of guests in the reservation, so please update accordingly if the number changes after you first book. The number of guests is strictly limited to 2 including children. WIFI : Enjoy the Starlink satellite internet for seamless connectivity, perfect for work or leisure. Please note, while Starlink is very reliable, its connectivity and speed can depend on factors such as weather conditions and satellite positioning, which are out of our control. ACCESS / ROAD: Please be advised you are considering a mountain property. However, it is accessible via state roads, which are paved. There a gravel, gently sloped driveway to the cabin. 4WD/AWD vehicle is REQUIRED to access the cabin, especially during the winter months in case of the inclement weather. We do not offer refunds, prorates or cancellations due to weather or natural disasters, so make sure you're okay with this before you book. We highly suggest purchasing a travel insurance. NO PARTIES OR EVENTS, NO OUTSIDE VISITORS, NO OVERNIGHT GUESTS NO ILLEGAL SUBSTANCES AND ACTIVITIES: Illegal substances are strictly prohibited and grounds for immediate eviction from the property. Guests agree that any drug use on the property or any use of the Property in any unlawful purpose or violation of any law or ordinance on or about the Property will immediately terminate the occupancy and be grounds for immediate eviction from the Property. Guests shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of the stay. QUIET HOURS START AT 10 PM: Our property's quiet hours of 10 pm to 7 am are required by county ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by the county of $250. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund. Absolutely no parties allowed. NO SMOKING: Smoking/vapping/hookah is never allowed inside and anywhere outside the house. A $200.00/day penalty will be incurred if any sign or smell of smoke is encountered after the guest checks out. SECURITY CAMERA: There a security camera installed which has ability to record and turned on at all times. The camera located on the front side of the house facing the driveway. This is for the security of our guests and property, and to help us verify the number of guests on site. Any tampering with the cameras is a violation of the guests occupancy agreement and will result in immediate cancelation of your stay with no refund. There NO cameras on the back of the building, back yard, hot tub/ sauna area and inside of the property. AIR CONDITIONING/HEATING: The house has a split heating and cooling system installed. There two inside units (living room and bedroom). Each unit operates through individual remote. BOTH UNITS MUST BE IN EITHER COOLING OR HEATING MODE AT THE SAME TIME, or ONE OR BOTH TURNED OFF. For example, if the living room unit is set to cooling mode, the bedroom unit MUST BE in cooling mode as well or OFF, its CAN NOT be in heating mode. And vise versa. Otherwise it will damage the outside compressor unit. NO FIREWORKS: Fireworks are strictly prohibited on the grounds and in the event of fireworks being use, you will be required to vacate the property without a refund and will be fined accordingly. ADDITIONAL CLEANING IS AN EXTRA CHARGE: At sole discretion of the host, an additional cleaning fee is required if additional clean up needed that goes above the standard cleaning. The fee will vary based on the condition of the property and will be determined by the cleaning crew. GUEST AGREES TO PAY FOR DAMAGES EXCEEDING DEPOSIT: Any damage made to property or furnishings which exceeds the deposit amount will be billed to the guest and will be reported to Airbnb. By proceeding with this reservation guest agrees to reimburse for all and any damaged caused to the property during guest’s stay. CHECK OUT ON-TIME: If guest decides not to follow our Airbnb house rules, and which triggers a refund/ discount to the next guest, you will be responsible for any loss of income by the host. WATER AND SEPTIC: The property use private well and septic systems. We do have filtration systems installed, however the mineral content in the water may still be high and the well water may have an odor and/or color. The septic system is effective under normal conditions; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper (septic safe toilet paper is provided). Feminine hygiene products may not be flushed at anytime. If it is found that improper products have been flushed causing a clog in the septic system, Guest will be responsible for repair charges. TRASH: A garbage bin enclosure is located outside of the house on the side of the driveway. Please leave all trash bags inside the trash bins, and always ensure the garbage bin enclosure is properly locked. Due to abundant wildlife, absolutely no trash should be left anywhere outside. FIRE PIT & FIREWOOD – Do not move the fire pit! Keep the area around the fire pit clear. Do not place anything on or near the fire pit that could ignite or be damaged by heat. Maintain a clear perimeter to prevent accidental contact with flames or hot surfaces. Maintain a safe distance: ensure there is adequate space between the fire pit and any flammable materials, furniture, or structures. This helps to minimize the risk of fire and ensures proper ventilation. Supervise at all times: never leave a burning fire pit unattended. Always have a responsible adult present to monitor the fire and ensure it is safely extinguished when not in use. Do not use a fire pit cover until it cools off completely: after use, allow the propane fire pit to cool down completely before covering it with protective cover. Fires must be supervised at all times. Guest is responsible for ensuring that fires are fully extinguished after use. Use extreme caution using fire pit. Local fire laws and bans must be observed. We provide a firewood , HOWEVER, we kindly asking you to please be mindful when using it - we are trying to minimize excessive use of wood. Firewood may not be gathered from the property. Do not burn anything other than firewood and kindling. WAIVER OR LIABILITY FOR USE OF HOT TUB: The guests agree to use extreme caution and care in the hot tub on the premises and to pay any and all repair charges for damage to the hot tub and/or property caused by the guests. Guests further agree that everyone using a hot tub will shower and clean feet upon use of hot tub. Furthermore, agreement is made that NO oils, bubble bath, soaps, other liquids, or any other harmful materials will be used in the hot tub. No glass products whatsoever are allowed in or around the hot tub. If any items such as soaps, bath products, food, alcohol, etc. are found in the tub, the guest will be charged a cleaning fee of $200. Damage to a hot tub cover will result in a $700 charge. Cover should remain on the hot tub at all times when not in use. Guest agrees that there will be no horseplay in the hot tub as well as not to sit on, jump on, or misuse the hot tub cover in any manner. Guests acknowledge and accept the risks inherent by the use of the hot tub. Guests voluntarily assume the risk of injury, accident, death, personal injury or property damage which may arise from the use of the hot tub. By using the hot tub guests agree to follow all house rules associated with it and release the Host/property owner from any and all claims, liability or loses whatsoever arising out of or in any way associated with the guests use of the hot tub, including but not limited to death, personal injury, or property damage, regardless of whether injuries are caused by negligence. (See Additional Rules section for detailed Hot Tub Rules) WAIVER OF LIABILITY FOR USE OF SAUNA: Guests acknowledge and accept the risks inherent by the use of the sauna. Guests voluntarily assume the risk of injury, accident or death which may arise from the use of the sauna. By using the sauna guests agree to follow all house rules associated with it and release the Host from all liability relating to injuries that may occur while using the sauna, regardless of whether injuries are caused by negligence. Failure by any guests to follow sauna rules could result in an additional cleaning fee of up to $400. Sauna rules and instructions will be provided in the welcome packet after the reservation is complete. Guests are responsible for any damages caused to the sauna or equipment. (See Additional Rules section for detailed Sauna Rules) BOOKING MINIMUM: 3 night minimum to book all holidays, 2 night minimum for all non-holiday dates. CANCELATION POLICY: Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that. *In the event a reservation is canceled, any portion of the payment retained pursuant to the applicable cancellation policy shall be deemed non-refundable. Such retained amounts shall not be applied as a credit, in whole or in part, toward any future reservation, whether for the same dates, alternate dates, or at any other property owned or managed by Owner. No transfer, rollover, or substitution of forfeited payments is permitted. Once a reservation is canceled, it cannot be reinstated or reversed. If Guest later decides to proceed with the same or alternate dates, a new reservation must be made and will be subject to all terms, conditions, and rates in effect at the time of booking. Rescheduling & Date Alteration Policy: We do not allow rescheduling or date alteration requests if the check-in date is 30 days or less from the time of the request. All rescheduling requests made more than 30 days prior to check-in are subject to availability and applicable rate differences. Only one change is permitted per reservation. We strongly recommend purchasing a travel insurance in case of unforeseen circumstances, unexpected events and weather conditions, as we strictly following the cancellation policy and rescheduling and dates alternation policy rules and do not provide refunds outside of the cancellation policy and rescheduling/date alternation policy terms for any reason. PLEASE BE ADVISED: ***The house is CHILD FRIENDLY, BUT NOT CHILD PROOFED. ***We CANNOT confirm any early arrivals or late check outs until a day prior to your arrival date.
