Charming Pet-Friendly Cottage in Eynsham

Stunning 4-bed family home for up to 7 guests just a short walk from Eynsham village centre. Features include a double-height lounge with large dining area. There's also a bedroom, wet room with roll-top bath & open-plan kitchen on the ground floor. Upstairs is a bedroom with its own shower on the mezzanine floor, plus 2 further bedrooms and separate WC. Outside, enjoy the rear terrace that leads to a charming hidden garden. Ideal for families looking for space & comfort in a prime location! The space Please note, although the property can potentially sleep a maximum of 7 guests, it is more comfortable for 5-6 guests due to the size of the beds, bathroom configuration and seating downstairs. Step from the front door into the inviting living area with underfloor heating throughout the ground floor. To the left, a cosy lounge with an open fireplace and double-height ceiling creates a warm, spacious feel. To the right, the open-plan dining area features a table seating 7, along with a dedicated workspace area and additional comfy seating. Continue through the elegantly lit corridor down one small step, where you'll find a king-size bedroom to the right and directly opposite a large wet room with an open shower and stunning copper roll-top bath along with a sink & WC. Accessible through the bathroom is a separate utility area with washing machine & tumble dryer for your convenience. At the end of the corridor up one small step, the stylish kitchen to the rear awaits, flooded with natural light from the wall-to-wall bi-fold doors. Fully equipped for entertaining, it includes a breakfast island with barstools for six plus a cosy sofa—perfect for guests who want to unwind while enjoying the buzz of the kitchen! Upstairs, the mezzanine floor boasts a spacious king-size bedroom overlooking the lounge below, complete with a newly renovated, ensuite shower (no WC or sink). Further along in the eaves, you'll find two additional bedrooms, the larger one offers a double bed with ample room for two and the 4th bedroom features a small double bed (4' wide), ideal for one guest. A separate WC with sink serves the upstairs bedrooms. Outside, you'll find a patio to the rear from the kitchen where there is a table tennis table, perfect for healthy competitions between friends or family. Beyond is a grassy hill leading up to a gate that opens into a large hidden garden! The outside areas are fully enclosed for your furry guests (although very small dogs could squeeze underneath the gate beside the garage). There is private off-street parking for one car beside the garage with additional free unlimited parking on the street directly in front of the cottage. Just a few minutes walk from the delightful Eynsham village centre with a number of charming independent shops & cafes, a great choice of pubs serving local produce & takeaways and a Co-op Local for your convenience. Nearby, Estelle Manor is only 4.5 miles away, majestic Blenheim Palace is 6 miles away and Oxford city is 20 minutes away by car or bus. Eynsham is also conveniently located at the edge of the Cotswolds with Burford 'the gateway to the Cotswolds' less than 20 minutes. Why not stop at Jeremy Clarkson's Farmer's Dog pub on the way, just 10 miles away. Guest access The whole property is available for the sole use of guests. Other things to note The garden beyond the patio area is quite steep and the grassy hill can be very slippery so please take care. There is a trampoline in the 'hidden garden', please take care as Kerry or Pass The Keys® cannot accept responsibility or liability for any injuries caused. Strictly no parties allowed as this is a quiet rural neighbourhood. Quiet hours are from 11pm to 7am. Standard check-in time is from 4pm onwards and check-out time is by 10am. We may be able to offer a later check-out or earlier check-in for an extra cost via prior arrangement only. Strictly no smoking or vaping indoors please. Mid-stay cleans/linen replacement for longer stays can be organised for an additional cost. As with many older cottages, the occasional cobweb can appear despite our best efforts to clear them. If you do happen to spot any, please just let us know - we’ll keep working hard to ensure the cottage is always clean and welcoming for our guests. A starter pack of logs & kindling is provided from October-March. If you wish to use the log fire often or outside these dates, we suggest purchasing more for your stay. We welcome up to 2 pets for a cost of £30 per pet per stay. Bowls are provided for your stay. Please ensure the Pets box is ticked when you book. Please kindly consider our house rules if you bring your dog: - Dogs must be well behaved and house trained - Please keep your pets off the soft furnishings - No pets upstairs please - Any fouling on premises must be cleared up please as quickly as possible - Muddy paws are to be cleaned before entering the house - Dogs must not be left alone in the property, thank you We can supply a travel cot & high chair for an additional cost of £25 per stay, please kindly request these at the time of booking. Please bring your own bedding for the travel cot. Linen, towels & toiletries are provided along with a welcome pack including tea/coffee/sugar/milk sachets and snacks.
