BnB - 2 rooms in Lamberhurst country house

This peaceful, private Georgian home is set in 18 acres of gardens, fields and woodland. We have two lovely guest rooms, both are on the 2nd floor. One room has a king size bed and the other has a supering bed and single bed. Both rooms have a drinks tray with kettle and the bathroom is shared between the two rooms. There is a separate dining/sitting room downstairs. If only booking one room we will block the other room so you have sole use of the bathroom. The space We have two guest rooms on the second floor of this large Georgian house. One room has a king-sized bed and the second has a super king and a single bed. . We are happy for family and friends to book both rooms. You will be sharing the bathroom. If you only need one room, we will block the other room, so you have sole use of the bathroom. This delightful house which has been extensively renovated and modernised is positioned on the edge of Lamberhurst Down and opposite and opposite a great gastro pub. There are a number of good pubs, a cafe serving breakfast and lunches and a general store in the village, with plenty more a little further afield. The bedroom is newly refurbished and is quiet and comfortable with spectacular views across the gardens and valley. Guests will have sole use of the bathroom and the privacy of having the floor to yourselves. The sitting/dining room is for the exclusive use of guests. This room has a small fridge, toaster and kettle and we provide muesli/granola, yoghurt, fruits, bread and preserves along with tea/coffee and milk. We ask that if guests want to bring take away food into the house for dinner that you please use this room. Food should not be taken upstairs. Please note that there is no tv in the bedroom or in the sitting room but there is access to wifi in both areas. Guests are welcome to walk through our gardens and fields and there are plenty of places to sit and enjoy the peace and quiet. There is a heated outdoor pool and hot tub available from April to September, depending on the weather. If you want to use these facilities we will book in some time for you. We have an extra charge for use of the pool. Please ask if you are interested. We are in an Area of Outstanding Natural Beauty so there are many places to visit locally and easy access to the coast with the quaint town of Rye and the old town of Hastings. We have Scotty Castle on our doorstep and other attractions like Bayham Abbey, Bewl Water, Bedgebury Pinetum, Pashley Manor Gardens, Batemans, Chartwell, Hever Castle and Sissinghurst only a short drive away. Wadhurst, which is only ten minutes drive, was named the UK's overall best place to live in 2023 by The Sunday Times. They praised the small market town for its diverse high street and stunning scenery. It is the smallest winner in the award's history. The historic and interesting town of Tunbridge Wells is only seven miles. Our nearest Station is Frant which is just over four miles away. Sorry, no pets allowed. We have three dogs, a cat, two horses and lots of free range chickens and ducks so we need to make sure they are not disturbed by other dogs. Guest access Guests are welcome to walk through the 18 acres most of the time. Please make sure all gates are closed. There is access to a pool and hot tub by prior arrangement at £5/session During your stay We are around to help most of the time if you have any questions.
