Pls note: Room ONLY listing, breakfast not provided or use of kitchen facilities (for insurance purposes). My check in availability is 6pm-11pm (pls msg in advance with a rough hr slot of arrival, so I can ensure to be at home 🙂). Double rm in new build property. Popular venues on bus route: Royal highland centre > Airport > Murrayfield stadium > Zoo > Haymarket/Waverley station > Royal mile / Edinburgh castle / city centre. Private ensuite, linen / towels, central heated for a cosy stay! The space This room is situated on 1st floor of a 3 floor / 4 bed townhouse. There is an inbuilt closet for clothing / luggage storage and private ensuite bathroom. Being a new build property, this room is well insulated, central heated with a thermostat on each floor. Guest access Access to the room is situated just at top of stairs on first floor, there are no other bedrooms on this floor so privacy isnt an issue and you're welcome to come and go as you please!... During your stay My work takes me away from home a bit, but I will always endeavour to be at the property to check you in and welcome you to my home and fill you in with details re: local amenities, access routes to city centre or wider location etc as you require. I will of course be leaving my contact details with you, should you have any queries or issues during your stay that you wish to clarify with me, should i not be onsite to assist. Other things to note ** EDINBURGH TOURIST TAX: 5% tax levy, is now applicable by Edinburgh City Council, for all stays AFTER July 24th 2026 (regardless of booking date). I have already accounted for this in my displayed nightly rate, therefore no further charges are payable upon arrival. PARKING: There is free, off street parking to the immediate front and rear of the property. (Vehicles parked at owners risk)
