2 bedrooms Sleeps 4-5 Beach and moor location. Self catering & dog friendly. Once part of the famous, old village ‘London Inn’, Riverside is now one of 9 pretty houses in a row. A beautiful end of terrace cottage in the village of Combe Martin, on the doorstep of Exmoor and just a mile down to the beach. There are 2 guest bedrooms, one with a king size bed and sofa bed and one with a 4 foot double bed. Note: there is a steam (fenced) and a small pond. Also no child safety equipment. The space The House: Beach & moor village location. The large kitchen diner is an excellent family and friends space, with a sofa, table and chairs, oven, microwave, dishwasher and washing machine (not dryer). There is also a desk and chair for working and studying if needed. The dining area opens up to the small veranda through bifold doors. The separate living room has very comfortable seating and a log burner. Logs can be purchased in the village. Bedroom one has a king size bed and a small sofa bed. Bedroom two has a small double (four foot) bed. For safety, in bedroom 2, please note there are French windows which may not suit very young children in the Summer. Fans are provided and the curtains are blackout though. There is a bathroom with bath and shower and separate toilet. There is also a downstairs toilet. There is a good sized garden, patio and small veranda where you can sit even if it rains! A river runs beside the garden, protected by a small fence. There are 4 steps to both the side and front entrances so unfortunately the property is not suitable for those with mobility restrictions. There is one parking space in the private carpark. Parking in the adjacent road is an option. Towels and bedding are supplied. 1-2 dogs are welcome, but we ask you do not allow them on the furniture including the beds. The Area: The house is just a mile walk down to Combe Martin’s beaches (one dog friendly all year round). There are cafes, gift shops, 2 fish and chip shops, a butchers, Coop, other shops and beachside pubs. Other pubs are throughout the village. There is parking at the beach and a bus service 6 days a week. Kayaks and paddle boards can be hired at the beach and it’s a safe bay to swim in. The famous, beautiful surfing beach, Woolacombe, is a 20 minute drive away. Ilfracombe town is a 10 minute drive. Exmoor is a 10 minute drive and visible from the house - ideal for walkers. Lynton, Lynmouth and the Valley of the Rocks are half an hours drive. Woody Bay steam train is a 10 minute drive. The property is walking distance to the Combe Martin Wildlife Park and a 10 minute drive to Exmoor Zoo. Riverside is a 15 minute drive from the Ilfracombe to Lundy Island ferry, making it a perfect base for your day trip or a stay either side of your Lundy break. Riverside is an idyllic place to enjoy all year round…. a perfect countryside and coastal retreat! ————————————— Note: Minimum stay 3 nights. Note: the property runs alongside a small stream (fenced) and has a tiny pond. Also there are no child safety features such as a fire guard. So if you wish to bring infants, we ask children are supervised. Note: Some experiences such as the zoo, wildlife park and Lundy Island do not permit dogs, but Combe Martin is generally very dog friendly! Guest access Turn left into the private carpark to the left of Wood Lane (there is a small decorative boat at entrance). Our (signposted) parking space is in the far corner, besides the cream hayloft. The entrance to the house is from the private carpark, up the path by the parking space. There is a key safe by the front door with both the front and back door keys. The code will be sent the day before your arrival. 4 steps lead to both entrances, so the property is not suitable for disabled persons. Please note, some cupboards are locked for our cleaners to use. Also one room upstairs is also locked for storage. Also we ask guests don’t use the upstairs balcony. Other things to note If you bring your dog, please clear their poop before leaving and put it in the black bin by your car parking space. ❤️🐶 Also please do not allow your dog on the furniture. ❤️🐶 The travel cot linen/ bedding is not provided. 🛏️
