Our cosy, peaceful home-away-from-home, with a private south-facing garden, is a relaxing base for exploring the Lake District. The quiet village of Stainton is ideally located for the Ullswater Valley, being just a 10-minute drive, or a scenic 3-mile walk across fields, to Ullswater and Pooley Bridge. Eat out at the village pub, or the hotel bar and restaurant. Hop on a bus to nearby Penrith, or a little further afield to Keswick. This is our home, available to rent just a few weeks a year. The space Offering light and relaxing accommodation for up to 5 guests, this detached home is located in a quiet village on the boundary of the Lake District , just north of Ullswater. A perfect place for outdoor enthusiasts wanting to explore the northern fells and lakes. The home, in the village of Stainton, is really well located for access to the northern-eastern lake district lakes and fells. It's just a 3-mile walk across fields (or a 10-minute drive) to the northern tip of Ullswater. It's only 5-minutes from the M6 and 10-minutes to the market town of Penrith, and it's also on the bus route from Penrith to Keswick. With Keswick being just a 20 minute drive, it's also a great base from which explore the north-western fells. The quiet village has a little shop and Post Office, and for drinks and eating out, The Kings Arms Pub, Brantwood Bar and Restaurant. Walk across the fields and you can reach Dalemain Mansion and Gardens & cafe, or a little further to the historic Horse & Farrier pub in Dacre. On the edge of the village we are also lucky to have Rheged - a gallery, café, cinema and shopping venue. Head to Pooley Bridge, just 10 minutes drive, and let Ullswater Steamers transport you the 8 miles up the lake to Glenridding. Hop-on-hop-off options allow for walking and exploring the various places of interest along the lakeshore. Also in nearby is Lowther Castle and Gardens, with the incredible 'Lost Castle Adventure Playground'. The Space. The home has private parking for 2 cars, an enclosed south-facing and a pretty private, enclosed and secure rear garden, with a patio and garden furniture for enjoying outside dining and relaxation. Inside, from the hallway, you'll find a light and relaxing lounge, with a patio door to the garden, a cosy log-burner (first basket of logs supplied), two comfortable sofas (a 2-seater and a 3-seater) and a smart-TV. Opposite the lounge is the spacious kitchen with dining area. As this is our home for most of the year, you'll find the cupboards well equipped with crockery, cutlery and cooking equipment. There's an integrated fridge freezer, Bosch oven, grill and hob (all electric); fitted microwave and an Airfryer available for your use. Our Espresso coffee machine will help kick start your mornings. There's also dishwasher to take some of the 'cleaning-up' work off your hands. Leading from the kitchen you'll find the Utility Room, which has a washing machine and a tumble dryer, as well as being the place to hang your coats and leave your wet or dirty footwear and outdoor kit. Back in the hallway, before you head up the stairs, you'll find the downstairs cloakroom, with WC and handwashing sink. Upstairs there are 4 bedrooms (two double, two single) and two bathrooms (one with bath, one with shower). Bedroom 1, is a spacious master bedroom, has a standard double bed with a luxury Tempur mattress and solid oak headboard. In addition to two bedside tables, there's a fitted wardrobe and plenty of drawers for unpacking your clothes. it's dual aspect, with windows both to the north and to the west. Bedroom 2, a cosy double room with standard double-bed, is equipped with a high quality hybrid memory foam/pocket sprung mattress and stylish wooden headboard. Two bedside tables offer drawer space, in addition to a fitted closet with shelves. An inset dressing table can double as a small desk space, if needed. Bedroom 3, our 'sunny', south facing room has a large single (4 foot) bed, with a comfortable hybrid mattress. With a bedside cabinet and a wardrobe and drawers, there’s plenty of room unpacking your bag(s). Bedroom 4, has a single (3 foot) bed, with a comfortable pocket sprung mattress and contemporary solid oak headboard. A bedside cabinet & fitted cupboard with shelves provide plenty of space for unpacking. With a lovely large window, this is another light, airy room. The home has a both a bathroom and a shower room. The family / house bathroom has a large double-ended bath, perfect for a quick bath, or a long soak at the end of a busy day! Modern sink and cabinets offer storage for toiletries, WC and heated towel rail. The shower room is an en-suite to the master bedroom, with the door just within the bedroom’s entrance corridor. It is a light, south-facing room, and offers a large shower, with a powerful flow, a modern sink unit, WC and heated towel rail. Your Safety First: - The home is compliant with UK Fire Safety Law for those responsible for safety in small paying-guest-accommodation (Nov. 2024) . A Fire Risk Assessment has been carried out and the home contains: FD30 doors, connected smoke, heat and carbon monoxide detectors & alarms; night lights in hallways and twist locks on exit doors. - EICR (Electrical Installation Condition Report) - PAT (Portable Appliance Test) - Oil Boiler and heating system OFTEC registered. - Woodburner and chimney swept annually. Guest access You will have sole occupancy of the house and all spaces listed. Some cupboard/rooms/spaces (not listed) will be locked and as such will not be accessible to guests Other things to note We are offering our entire home for guests to stay, enjoy and relax, while using it as a base for exploring. We are doing this for just a few weeks of the year, while we are away. We ensure your stay is clutter-free and comfortable. The vast majority of cupboards are cleared and made available for guests to use. You’ll find the kitchen cupboards well-equipped for self-catering. We’ve taken measures to make our home a safe & fire reg compliant space for guests, having fitted doors with a 30-minute fire safety rating, as well as installing interconnected & smart smoke, heat and CO detectors/alarms. Our home is in a quiet cul-de-sac and we are friends with our lovely neighbours. Please respect that we rent our home to guests only on the understanding that their stay does not negatively impact on the neighbours and their right to enjoy the peace of this neighbourhood. The home may not be suitable for guests with allergies to dogs. Whilst guests are not permitted to bring dogs, there are times when we have a furry friend within the property.
