House Rules No Parties or Events Parties, events and gatherings are strictly prohibited at the property. Registered Guests Only Only guests included on the reservation are permitted to stay at the property. Please contact us in advance if you would like to add additional guests. The property's maximum occupancy must not be exceeded. No Smoking Smoking or vaping is not permitted inside the property. Please smoke outside only and dispose of cigarette waste responsibly. Respect Our Neighbours Please keep noise to a reasonable level, particularly during the evening and overnight. Excessive noise, antisocial behaviour or disturbance to neighbouring properties will not be tolerated. Rubbish & Recycling Please dispose of all waste correctly using the bins provided. Blue bin: Recycling only. Please do not place general household rubbish in this bin. Green bin: General household rubbish. All rubbish must be securely placed inside rubbish/trash bags before being placed into the green bin. Please do not put loose rubbish directly into the bin. Excessive rubbish, large items, incorrectly disposed waste or rubbish left outside the designated bins may require a separate collection. Where additional waste removal is required as a result of excessive or incorrectly disposed rubbish, an additional waste removal charge of up to £80 may apply. No Damage or Misuse of the Property Please treat the property, furniture, appliances and belongings with care. Guests may be responsible for the reasonable cost of repairing or replacing items damaged during their stay beyond normal wear and tear. Keys Please keep all property keys safe throughout your stay and return them as instructed at checkout. Guests may be responsible for reasonable replacement or locksmith costs resulting from lost or unreturned keys. Check-out Check-out is at 11:00 AM unless a different time has been agreed with us in advance. Please ensure the property is secured and all keys are returned according to the checkout instructions. No Unauthorised Late Check-out Late check-out must be agreed with us in advance, as our cleaning team requires sufficient time to prepare the property for incoming guests.
