Cameras are on 24/7 and record video. Guest access Guests have exclusive, private access to the entire Penrose House estate, including the main house, the 1,000 sq. ft. game lounge, the pool complex, and all outdoor grounds (pickleball, mini-golf, playground). Keyless Entry: A secure, unique code is provided for seamless self-check-in. Parking: Ample private driveway parking for 10+ vehicles. Privacy: The property is fully fenced and gated for your security and seclusion. Note: 3 small owner supply closets are locked and inaccessible. Other things to note Occupancy Limit: Our home comfortably accommodates up to 28 guests. If you'd like to bring additional guests, please arrange this with us in advance to avoid a $50 charge per extra guest, per day. No Smoking Policy: We kindly ask that you respect our smoke-free home. If smoking occurs, a $1000 fee will apply, along with any necessary cleaning or repair costs. Event and Party Restrictions: To keep the atmosphere peaceful, events or parties are only allowed with prior approval and will require additional fee and insurances. Unauthorized gatherings like reunions or showers may result in a minimum $1,000 fine. Please reach out to discuss your event plans! Quiet Hours: To maintain a serene environment, we ask that quiet hours be observed from 10 PM to 7 AM. Thank you for helping keep things peaceful! Hot Tub Use: Feel free to enjoy the hot tub, but please note they are used at your own risk. Rest assured, the hot tub is cleaned thoroughly between stays for your comfort. Pool Use: Enjoy our swimming pool! For your safety, please be aware that the pool is unsupervised and used entirely at your own risk. No diving is permitted. Glass containers are not allowed in the pool area. All children must be actively supervised by an adult at all times. There is a camera monitoring the pool area as listed in our cameras placement. To ensure the pool remains clean, please do not tamper with or remove the automatic pool vacuum; doing so will result in a $500 fine to cover servicing costs. The pool cleaning team is scheduled to come between Thursday or Friday of every week. Pickleball Court: Have fun on the court! Please note it is a concrete surface, so proper athletic footwear is required. For your safety, do not play when the court is wet, as it becomes very slippery. All use is at your own risk. Firepit Use: Please enjoy the firepit responsibly. Before starting a fire, check for any local burn bans. Never leave a fire unattended, and always keep a safe distance. You must fully extinguish the fire before leaving the area or going to bed. Use of the firepit is at your own risk. Gas Range Use: Please use the gas cooking range safely and at your own risk. Never leave the range or oven unattended while in use. Before leaving the kitchen, please double-check that all burners and the oven are completely turned off. We also kindly ask that you use the overhead ventilation fan while cooking to ensure proper air quality. Supervision of Children: For everyone's safety, children must be supervised when using the hot tub, the playset or any other recreational structure on the property. We appreciate your cooperation! Pet Policy: We love welcoming your furry friends! To bring more pets than 2 - please check with us to avoid cancellation of your reservation. Please ensure they’re healthy, vaccinated, and flea-free. Pets aren’t allowed on furniture, and we kindly ask that they stay on a leash when outside. We also provide a kennel for your convenience. Don’t forget to clean up after them! Septic System: To keep things running smoothly, please only flush toilet paper and avoid pouring oil, grease, or chemicals down the drains. Wildlife Awareness: You might spot some of our local wildlife. They’re generally shy, but please lock car doors, check outside before heading out, and avoid leaving food or trash outdoors. Nature Reminder: While we have pest control, you may occasionally encounter insects or small critters as part of the texas experience. Cancellation and Weather Policy: We’re unable to offer refunds for cancellations due to weather or other unforeseen events. To protect your trip, we recommend purchasing travel insurance. Rental Agreement: Before your stay, we’ll need you to sign our rental agreement, confirming that you’ve read and agreed to our policies. Failure to sign the rental agreement will result in the cancellation of the booking.
