Layout & sleeping arrangements: • (1) bedroom with 2 King Beds, primary bathroom, and walk in closet. • (1) bedrooms with 1 Queen Bed. • (3) bedrooms with 2 Queen Beds. Guest access: You'll have 100% privacy inside this home and the check-in process is fully automated. Parking: Please park 2 vehicles in the back driveway. Gate Code provided on day of check-in. Any additional vehicles will need to be parked legally on the street not obstructing neighbor mailboxes or driveways. Other things to note: We don't allow more than 18 guests, even if they're not staying the night. No exceptions. We cannot offer early check-ins or late check-outs at this home due to the time it takes us to clean it after each guest. Up to 2 pets are allowed for a flat fee of $200 and must be pre-approved before your stay. Booking includes resort quality cleaning, freshly laundered sheets and towels for all guests, as well as all consumables including toilet paper, soap, shampoo, coffee, tea, and a whole lot more. Please make sure to read our full house rules at the bottom of the page before booking. About the neighborhood: Our house is located in a quiet neighborhood in Rockwall, Texas. We’re only a 45 min drive from the Dallas Love Field airport and about 45 min from the DFW airport. 30 min to Downtown Dallas. ⭐⭐ HOUSE RULES ⭐⭐ PLEASE, PLEASE, PLEASE READ THE FOLLOWING: • Our house max is 18 guests and anyone coming to the home counts towards that total regardless of how many are staying the night. • Check-in is from 4:00pm to 10:00pm. • Check-out time is 10:00 AM sharp as cleaning staff will arrive to prepare for same day guests checking in. • We cannot offer early check-ins or late check-outs at this home due to the time it takes us to clean it after each guest. • This is a home, not a hotel. There is no on-site staff and we cannot provide 24/7 support. If an issue arises, message us and we’ll take care of it as quick as we can. • This home is meant for quiet, respectful enjoyment. THIS IS NOT A PARTY HOUSE. ($2,000 fine will be applied, as well as immediate cancellation of your reservation) • A City noise ordinance is in effect 10PM-7AM. Bluetooth speakers are NOT allowed at this home due to the excessive noise they cause. We have a noise monitoring device installed in the property that will send you and us alerts if it detects excess noise and/or crowding & smoking. • This is a non-smoking home including the garage (including e-cigarettes / vaping). A $2,000 cleaning fee will be assessed to remove odor if this rule is broken. Smoking can only be done outdoors. • The use of illegal drugs or the practice of any illegal activity on the property is STRICTLY PROHIBITED. If this rule is broken, it will be reported to the authorities and you will be required to immediately vacate the property. • Please clean up after yourselves, bag all trash, and replace any moved furniture to the way you found it. If cleaning is required above and beyond a normal cleaning, the extra cost will be passed onto the guest. • If any personal belongings are left behind, they will be kept for 24 hours after check-out. After that time, they will be thrown away. • There will be a $250 fine per night for exceeding our guest max. • Please note that while our pool is generally crystal clear year round, no refunds will be given if the pool is unusable during your stay due to unforeseen circumstances. Some things are just outside of our control. • Pool Hours: 7AM-10PM • Spa heating is FREE, Pool heating COSTS $100 per day and we need to be notified at least TWO days PRIOR to your checkin to get the pool up to a heated temperature of 85 degrees as it takes a lot of time to heat a large body of water. • Use of the pool is done at your own risk and you agree to hold Hosts harmless. • This home is in an area with a lot of trees, creeks, and wildlife. You may encounter wildlife outdoors such as rabbits, snakes, rodents, spiders, mosquitos and other bugs. No refunds will be given due to this. We do have pest control that comes out monthly which helps limit the exposure to these creatures.
