Guest access Guests have full uninterrupted access to the amenities in the house including the full size ARCADE game(s) like what you would find in a real arcade. Outside there is a fee for heating our private spool, but there are community pools complimentary with classes and more in addition to a gym/ lifestyle center and pickleball, tennis courts + THREE golf courses which are public. Our guests can also use the lifestyle center and pickleball as well as tennis courts for free. Golf is extra. *Please do let us know ahead of time if you will be using the community facilities as our guest (community pool, lifestyle center, includes gym, pickleball or tennis) as this takes a little bit of logistical planning, and we have to send in a form for this ahead of your stay. In addition, please note that the community facilities have limits of four guests per stay. Please let us know if you'll be using our private or public facilities as soon as you decide, so we can help you plan to have the best stay ever! Come play! Other things to note **There's NO airbnb service fees on our listings. Click "reserve" and see for yourself :) as we pay these instead for you, this way you know your price right away. The early check in, pool heating for the private pool, propane fill, and bring a pet(s), et al are all ad-on items. Please message us prior to staying for the exact price as our property management software system does not always show that. You will have access to the entire property + outdoor pool/spa, The only thing we keep private is the owner's closet in the kitchen and small storage cabinet on side of house, for cleaning supplies et al. Heating the pool, tub & spa costs $100 per day, charged as needed through Airbnb platform. **POOL OR SPA HEAT - If you want a heated pool, please try to tell us at least 24 hours prior to arrival since it may take 24 hours to heat up if you’re making it a giant hot tub. We control the pool, spa, hot tub, and jacuzzi heating remotely to ensure everything is ready and comfortable for your stay. Please note that spa jets require paid spa heating. **Propane for fireplace and grill provided by guests. **Pet Fees apply for pets. Please make sure you pay those separately as well as it’s not in airbnb because we have to bill that separately due to our property management system Here's the details of pet fee: 1 pet, overnight: $100 1 pet, weekend: $150 2–3 pets, 1–3 days: $200 total 3 days–1 week: $250 for two or more pets 1–2 weeks: $150 per pet Pet Rules: Max 3 pets (with prior approval) Must be vaccinated, house-trained, and non-aggressive (never bitten anyone) Seasonal Fee Notice: Cleaning fees and add-on services — including pool heating, spa, early check-in, and late check-out — are subject to a peak-season rate during the week of the following events and holidays: Coachella, Stagecoach, Head Trip, the AmEx Golf Tour (January), Christmas Eve, Christmas Day, New Year's Eve, New Year's Day, and Easter. Note: *Any and all fees are not refundable. For example the pool or spa/hot tub because we still have to pay for the heating, late or early check in or pet fees because we regardless coordinate with cleaners and any maintenance workers, et al. Same with fee to fill propane. Thank you for your assumed understanding. *Please do let us know ahead of time if you will require propane, to guarantee it is filled we need at least 24 hour notice. We don't mind but that's not something we always check and we do charge for a visit to handle this. **Also as of October 2025 our insurance requires we not provide pool floaties for guest use. If you see them we have to tell you not to use them; if you decide to bring your own floaties for the pool your use and that of your guests is at your own risk. Again we cannot facilitate your use of pool floaties and if you see any please understand those are not for guest use at all. We are sorry for any inconvenience but we must follow this new insurance rule. Any city fines for violations due to noise or nuisance complaints are responsibility of person booking the reservation, and potentially may cause guests to be asked to leave the premises promptly, canceling reservation WITHOUT refund. *We are making enhancements to the properties to make them as fun as we can and appreciate your understanding, we have added a couple arcade games like what you see in arcades as of October 2025 :) *There are THREE Air conditioner and heating systems that are both new from 2024 & 2025. The game room garage and 4th bedroom former golf cart garage is separate from the main AC system. Those remotes for the two former garage space HE mini splits is on the wall with the entry door when you first enter the game room garage as well as the golf cart room from the house ;) Please make sure to turn off the AC or Heat in the room when not in use. Also, do not turn it lower than 74 degrees please, it is not good for the system since it's so hot here that's a lot of temperature spread difference and wear on the system. Please if you do go lower since you do control the two mini splits then just do it for a short time period. Please keep the central AC (rest of house, just not the garage game room and converted golf cart garage) at or above 74°F. Temperatures set too low can damage the system due to extreme desert heat. If you want it lower we can set it on our end to 70°F for a short time. Any overnight street-parked cars require advance approval and an HOA reservation • Fee: $150 per street-parked car per 2-night period • Unregistered cars will be denied entry or HOA-violated Please note that commercial vehicles are not permitted on the property and may not be parked in the driveway, on the street, or anywhere visible from the street. The cameras on the property are installed for security purposes. They monitor the exterior areas such as the driveway, front yard, side yard, back yard and street to ensure the safety of the property and guests. Door Code Instructions: Once you’ve received your unique door code, ensure the buttons on the keypad light up and beep before entering your code. After typing in your code, press the checkmark, padlock or hashtag button to unlock. Our pool cleaners come 2x a week and if someone wants a cleaning outside that time then it’s $75 that our pool guy charges and we also have skimmer at the property. We control the pool, spa, hot tub, and jacuzzi heating remotely to ensure everything is ready and comfortable for your stay. *Smooth Automated Checkn Process* **Our check in website is available for all guests 48-72 hours before your stay. *As a licensed real estate broker, we are required to collect guest information, including a copy of your driver’s license. This is also a City of Indio requirement and must be completed along with the lease agreement prior to providing access to each property. Also there are a variety of insects, pests, and small animals that live outdoors and may come onto the property, or even sneak into the house. We do employ a monthly pest control service. We cannot guarantee you will NOT see an insect or animal on the grounds, inside the house, etc, so no refunds will be given if an animal or insect is observed on the property! We hope to make it a five star stay every way we can and we look forward to earning your trust as your home away from home! :) ;) thanks again for exploring our unique properties! **Points of Interest** Our community is guard gated and like much of the desert is very safe. This is the part of South Indio off Madison right nearby all the property the celebrities are buying to live in. Madison Street is the street to where the Kardashians, Justin Bieber, and MANY more live (they're in Madison Club); we're in the best pocket of Indio if I don't say so myself ;) And we place celebrities here for long stays too. There are two parking spots available in the driveway. However, the community limits the number of overnight street parking passes allowed each year. Because of this restriction, a fee applies for any stay with more than two cars. The third car must registered and each additional vehicle or trailer parked overnight on the street will be charged $150 per car (or trailer) for every 2 nights.
