Included for your convenience: • Fully equipped kitchen • Washer and dryer • Towels and premium linens • Starter supply of essentials including: – Paper towels – Toilet paper – Bath soap – Dishwashing liquid – Trash bags – Dishwasher tablets – Laundry detergent – Coffee and coffee filters – Salt and pepper Additional features: • Propane provided for gas grill (please clean grill tray after use) • Hot tubs professionally drained and sanitized after every checkout • High-speed internet (service interruptions may occasionally occur due to rural infrastructure) Please note: furniture and décor may occasionally be updated. ◆ Property Guidelines & Guest Experience Standards ◆ Maximum occupancy: 12 guests Exceeding occupancy limits may result in additional charges and/or termination of reservation without refund. Minimum booking age: 21 The booking guest must be present for the entire stay. Pets are not permitted. To ensure safety and quality standards, guests are required to complete a standard Stay Agreement prior to arrival. ◆ Guest Account Authorization & Reservation Protection ◆ As part of our standard reservation protection procedures, commonly used across professionally managed luxury vacation homes, a temporary authorization of $300 is applied to the card associated with your reservation—or another card you may prefer—shortly prior to arrival. The Hold - "temporary authorization" will be processed through an Airbnb-approved, API software-integrated third-party service property management software, via a secure email link. This same system will also be used for communication outside of the Airbnb platform, including email and messaging. ✱If your reservation is made more than 2 days before check-in or 2 weeks + , the system will place a “test hold" to verify the payment method. This initial "test hold" will be released after 2 days of verification, and the “actual hold” will be applied again 2 days before your arrival, as scheduled, for the duration of your stay. This authorization: • Is not a charge • Serves solely as a protection authorization during your stay • Is automatically released within two days following departure, provided no damage or missing items are reported This process is securely facilitated through an Airbnb-approved, encrypted property management system. The same secure system may also be used to provide important arrival details and support communications. For reservations made well in advance, the system may briefly verify the payment method through a temporary authorization to ensure seamless processing closer to arrival. Our goal is always to provide a smooth and transparent guest experience while maintaining the exceptional condition of the home for all guests. ◆ Safety & Property Protection ◆ For guest safety and property protection: • Exterior cameras are installed (front door area side and back of the property) • Cameras are motion-activated and record video and audio • No cameras are located inside the home ◆ Important Property & Area Notes ◆ Fireplace availability: October 1 – April 1 Not operational during warmer months. Firepit use is subject to Oklahoma Forestry Service burn bans. Fines may exceed $1,000. Please verify current burn ban status before use. Broken Bow/Hochatown is a forested rural environment. Seasonal wildlife activity, including wasps during late fall and early spring, may occur. Wasp spray is available under the kitchen sink if needed. Please keep doors and windows closed. ◆ Prohibited Activities ◆ Our goal is to provide a peaceful retreat while preserving the home’s exceptional condition. To support this experience for all guests, certain activities are not permitted : • No smoking or vaping inside the home (Outside exceptions apply) • No fireworks • No parties or events without prior disclosure and approval Unauthorized events may result in reservation termination. Guest access Guests will receive a key code prior to arrival to enter the cabin. This key code is changed after every guest for your safety.
