Room in a home, the house is located in a quiet suburban location near Philadelphia. The 140 y.o. house has been lovingly restored and has all modern amenities. Friendly neigborhood in the heart of Jenkintown, walking distance to local restaurants, hospitals, universities, shopping and public transport. Easy to explore Philly’s attractions. Spacious bedroom has a luxurious king size “sleep-number bed”, guests can adjust the mattress firmness. The queen sleeper sofa is sturdy and comfortable. The space Located in the center of historic Jenkintown. Safe, walkable, easy access to local stores, restaurants, hospitals and public transport (bus, train). Cozy, clean welcoming home, backyard with a garden, front porch with seating, comfortable beds, hotel quality cotton bedding and towels, newly renovated bathrooms (shampoo, conditioner, body lotion, hair drier), desk for work, clothes steamer, microwave, dishes, tea, coffee, snacks, filtered water, room darkening shades, smart TV (Netflix etc.), fast fiber optic internet, central heating and AC. Designated cabinet in the bathroom and in the kitchen for longer stays. Guests can request a small fridge for the room. Guest access This is a room in my house. The entry door has a code. Guests room has a lock/key. Message me for the entry door code, I’ll text it to you after you book the room. Guests have access to smart tv with basic Netflix, etc.(you can also use your own access); high speed internet (fiber); the laundry room ($5/load). Shared bathroom, kitchen (electric kettle, toaster, air frier, microwave, coffee maker, coffee and tea available), living room area, front porch sitting area, backyard/garden. Other things to note ABSOLUTELY NO SMOKING, NO VAPING, NO MARIHUANA, NO DRUGS, NO EXCESSIVE DRINKING IN MY HOME. No gathering with other individuals in my house. If you break this rule, I’ll ask you to leave immediately, no refund. Additional cleaning charge if $100 if there is evidence of smoking on the premises. Please remember that you are renting a room in MY HOME where I live (not the entire home). Please be respectful to the property, the host and to other guests. Shared bathroom: Soap, shampoo/conditioner are provided and can be found in the shower area. Bath towel is in your room. Please don’t use my toiletries/products from inside the cabinets. If you need anything extra, just ask for it. Quiet time: 9PM-9AM. If I have a guest who works night shifts, I will ask you to kindly keep quiet during the day as well. Light cooking is okay (kettle, microwave, coffee maker, toaster). Please clean up after using the kitchen. If you need to use gas stove or oven, please communicate with me ahead, so our plans for cooking don’t overlap. Please clean up and wash dishes after yourself. Please don’t use my refrigerator. You can request a small portable refrigerator for your room. Please do not leave your possessions in the common area. If you stay more than 2 days and need to use my washer/drier, please let me know ahead, and I’ll show you how it works. $5 per load. Please take your own trash out (the trash cans are outside, at the right of the building). No additional guests can stay without permission from me. No more than 4 guests can sleep overnight. If you break the house rules, the dispute will be addressed with Airbnb resolution department. Before leaving, please discard your trash and make sure you didn’t forget anything! Commonly forgotten items are phone charger, toothbrush, clothing items. If you strip the bed, my cleaner will appreciate it, but you don’t have to do it! My goal is to make my guests comfortable, have a restful stay, and have a great travel experience. Enjoy your stay!
