The space This 650 sq. ft. second floor unit pairs clean, modern finishes with big mountain views, giving you a calm Manitou Springs base without feeling cramped. Large sliding glass doors, smooth tile flooring, and a soft neutral palette keep the space feeling bright, open, and easy to settle into, while warm textures and thoughtful décor add a comfortable touch throughout. 🛋️ Living Room The living room features a comfortable sofa that converts to a bed, an accent chair, and a wall mounted Smart TV, all oriented toward the floor to ceiling sliding doors and the breathtaking mountain view beyond. Natural light fills the room throughout the day, and the open layout flows easily to the kitchenette and balcony. It’s an inviting place to unwind with a movie at night or enjoy the quiet morning light over the hillside. 🍽️ Kitchenette & Dining The compact kitchenette is designed for simple in home meals, with open wood shelving, dishes and glassware, a single burner cooktop, mini fridge, toaster oven, and sink. A coffee station with a single serve maker and a curated spice selection makes mornings easy, and the streamlined layout keeps everything within reach without overwhelming the room. 🛏️ Bedrooms & Sleeping Arrangements Bedroom 1: Queen bed Bedroom 2: Full bed 🛁 Bathroom The bathroom features a glass enclosed walk in shower with marble look tile, matte black fixtures, warm wood accents, and playful artwork that gives the room a modern, welcoming feel, and it is fully stocked with plush towels and essential toiletries. 🌄 Balcony The private second-floor balcony runs along the front of the unit and is furnished with cushioned seating, a low table, an outdoor cooler, seasonal greenery along the railing, and a new fire table for cooler evenings. A gas grill is available, and the view stretches across the park, town rooftops, and surrounding mountains, making it a beautiful place to enjoy the morning sun or take in the evening sky. 🪑 Dedicated Workspace A workstation with a wooden desk, ergonomic chair, and HP monitor sits just off the living area, giving you a comfortable place to work while still benefiting from the natural light and the mountain outlook. 👶 Kid-Friendly Touches Pack-n-play and high chair available for the little ones. 🐾 Pet-Friendly We’re happy to host your dogs. There is a $100 fee per dog, and a maximum of 2 dogs per reservation unless otherwise approved. A small pet-friendly park right in front of the building makes walk times easy and convenient. ⚠️ Stairway Notice Access to the unit is via an outdoor staircase along the side of the building. The stairs have a steeper-than-usual incline due to the hillside layout, so we recommend taking your time, especially during wet or icy weather. 🅿️ Parking You’ll have two dedicated parking spots by the building for easy access throughout your stay. Street parking is not permitted in this area. Guest access 🔑 You'll have full access to the entire second-floor unit, including both bedrooms, the living area, bathroom, kitchenette, dedicated workspace, and private balcony. The exterior stairway is shared with the rest of the building and with a portion of the SunWater Spa facilities next door, so you may occasionally see it being accessed. Please note: The first and third floors are not included with your stay. Once you reach the blue door, everything inside is private and for your use only. If you have any questions or need anything, just reach out and we’ll be happy to help. Other things to note 📜 Rental Agreement: For a seamless booking experience, a Rental Agreement is required for all reservations. Once your reservation is confirmed, we’ll provide details for completing the agreement. 🔑 Check-In Process: For a seamless check-in experience, your unique code along with your check-in instructions will be updated into your personalized guidebook on the morning of your arrival. You’ll use this code for entry. ☕ Starter Supply: We’ve prepared a starter supply that includes paper towels, coffee K-cups, toilet paper, shampoo, body wash, and plush white towels! We hope these amenities add an extra touch of comfort to your stay. ⏰ Unauthorized Late Checkout Fee: $20 Per Half Hour Late 💵 Additional Fees: For guests bringing dogs, there is a mandatory pet fee of $100 per dog, collected after booking. A maximum of 2 dogs is allowed per reservation unless otherwise approved. No other animals are permitted. Optional services, including early check-in, late check-out, and additional guests, can be arranged upon request and are subject to availability. These additional fees help cover the cost of reworking the schedule or adding an additional cleaner if needed. Please message us ahead of time for pricing and availability. ⬆️ Elevator Notice: There is an elevator in the building, but it is not available for guest use. Access to the unit is via the exterior staircase only.
