With three inviting bedrooms and the capacity to sleep up to 10 guests, it’s the ideal getaway for families and friends seeking both comfort and adventure. The property is 25 minutes from the new casino/Hochatown and 30 minutes from the lake. All on paved roads. Nestled at the end of a beautiful, tree-lined driveway, The Farmhouse is surrounded by tall, lush trees, providing a tranquil setting that seamlessly connects you with nature. The living room flows seamlessly into the dining room and kitchen, with an open floor plan that provides views from the front of the house to the back, immersing you in the beauty of your surroundings. The dining table seats 10-12 guests, with additional seating at the kitchen island. The kitchen, featuring gorgeous butcher block counters, is open to the dining and living room, ensuring the chef is always part of the conversation and fun. The primary bedroom features a spacious closet and a convenient pocket door to the laundry room, so there's no need to overpack. Exceeding the maximum occupancy results in additional charges and/or eviction without a refund. Must be 25 to rent and person booking must be present at the property during the entirety of the stay. You will be required to sign a rental agreement which will require you to upload your license. A $300 security deposit will be temporarily held on your card during your stay and automatically released two days after your departure, provided there are no damages or missing items. Don’t worry—we don’t believe in holding guests “hostage.” We understand accidents happen, and this is simply a standard precaution. The deposit will be processed through an Airbnb-approved, software-integrated third-party service property management software, via a secure email link. This same system will also be used for communication outside of the Airbnb platform, including email and messaging. ✱If your reservation is made more than 2 days before check-in, the system will place a “test hold" to verify the payment method. This initial "test hold" will be released after 2 days of verification, and the “actual security hold” will be applied again 2 days before your arrival, as scheduled, for the duration of your stay. For the safety of our guests, we have installed exterior cameras; one is above the main entrance, facing the driveway, and the second is facing the back doors cabin entrance. They are 24/7 motion activated and record video and sound. We do not permit the following at any time: No Pets. No Smoking or Vaping of any kind. No Fireworks Permitted. ADDITIONAL EVENT POLICIES: ✻ Your event may not exceed the number of staying/registered guests! You must rent the entire property (The Farmhouse and the 6 Airstreams) if you plan to hold an event with over # of people registered to stay overnight in your group. Before booking our property for an event, guests are required to contact us to discuss the details and obtain approval. Please reach out to us directly to provide information about your event and ensure it aligns with our policies. Failure to do so may result in the cancellation of your booking. ✻ Event Fees: In addition to the property fee, there may be an event fee which is structured depending on the number of people and other factors. Please ask before booking and we will give you an exact quote! ✻ Event Guest Limit: Only the number of guests indicated as the maximum capacity for each property is allowed to stay overnight during an event. Exceeding this limit is not permitted and may result in additional charges or cancellation of your booking. ✻ Allowed Events: Weddings, rehearsal dinners, bridal showers, family reunions, class reunions, anniversary parties, retirement parties, birthday parties, pickleball tournaments, company retreats, company events, corporate training, spiritual retreats, leadership retreats, coaching retreats, support group retreats, yoga retreats. ✻ Prohibited Events: Unauthorized gatherings, gatherings exceeding 150 people, wild parties, commercial events, fraternity/sorority or high school parties, sporting events, illegal activities, concerts, ragers, or political rallies. ☞ Call to verify your event is allowed before booking!‼︎ OTHER THINGS TO KNOW: The fireplace in the Farmhouse will not be operational from April 1 to October 1. Keep in mind that Broken Bow/Hochatown is a rural area and while our cabins are wired for fast Internet, outages can and do occasionally occur. We cannot guarantee your Internet service. A starter supply of paper towels, toilet paper, bath soap, dishwashing liquid, trash bags, dishwasher tablets, laundry soap, coffee, coffee filters, and salt & pepper will be provided for your stay. All cabins have fully equipped kitchens, towels, and linens. Propane is provided for gas grills. Please clean the grill tray after use to prevent flare-ups. We drain and sanitize our hot tubs after every check-out. Furniture and decor are subject to change without notice. Please note that this is a forested area and there are times when the Oklahoma Forestry Service enforces a burning ban in the area. Fines can be upwards of $1000. Please check online for the current burn ban status before using the outdoor firepit. Guest access Guests have private access and will receive a key code before arrival to enter the cabin.
