The space As you enter the property you are welcomed by a cozy well-furnished non-smoking and no-pet permitted living room with electronic reclining sofas. The kitchen is equipped with luxury stainless steel electric stove, fridge and dishwasher. The dining area overlooks and leads into the beautiful, serene, spacious yard tucked away behind the property enclosed by private fencing, where you can relax and enjoy leisurely poolside activities such as swimming and sunbathing. The master bedroom has an ensuite bathroom with a walk-in shower with a pebble floor, giving an outdoor feel. There is one queen bed in the master bedroom. The two other bedrooms have one queen bed each. Other things to note A maximum of SIX (6) guests and visitors are allowed at the property. The "NO PARTIES" policy is strictly enforced. No pets of any kind are permitted on or around the property whether with guests or their visitors. No smoking or vaping or hooka or drug usage of any kind is permitted inside or outside or anywhere within the property premises including front yard or backyard. No smoking / vaping / drug use policy is strictly enforced. Guest will be charged for repainting and replacing all furniture, a minimum of $5,500 for violation of this policy. The swimming pool is chlorinated. All guests and visitors at the property assume all liability and holds property owner and associates and agents and managers harmless for usage of the swimming pool. This applies to all guests and visitors at the property at any time. There is no lifeguard on duty. All guests and visitors and any associates visiting the property agree to responsible, safe, swimming pool usage and agree to any rules about the property and swimming pool. Be advised that lawn and pool crews may conduct regularly scheduled services at the house during your stay. Parking is only permitted on the driveway. No parking on the lawn or grass areas or on the street. There is a septic system under the lawn. Pets: We have a strict no-pet policy. Pets are not allowed on the property. If an unauthorized pet is found, we may need to ask you to leave early, and a fee may be charged to cover cleaning or any damages caused. Illegal Activities: Engaging in illegal activities, including drug use, is strictly prohibited. Violation of this rule may result in immediate removal from the property. Lost or Stolen Items: The host is not responsible for lost or stolen items. Damage: Guests are responsible for any damage to the property or its amenities. Any damages will be billed to the guest and may include repair or replacement costs. Maintenance: Please report any maintenance or repair issues promptly. Do not unplug internet or tamper with systems. Do not flush feminine hygiene products or paper towels down toilets. Do not put food or grease in kitchen sink, there is not a disposal. Furnishings: Please do not move furniture without host approval. Unapproved movement of furniture may result in an additional charge. Appliances: Use appliances and equipment only for their intended purpose. Guests may be charged for misuse of appliances. Outdoor Grill: The host provides the propane tank only. If tank is empty, please notify the host. The host does not clean the grill, it is the guests responsibility to clean the grill before/after each use. Pool Rules: Pool Safety: There is no lifeguard on duty. Use the pool at your own risk. Children must be supervised by adults at all times. No Diving: No diving is allowed in the pool. It is shallow and not suitable for diving. No Glassware: Glassware is not allowed in the pool area. Please use plastic or non-breakable containers. No Loud Music: Please respect neighbors by keeping noise levels low. Shower Before Use: Shower before entering the pool to remove sunscreen, oils, and lotions. Legal Disclaimers: Violation of House Rules: Guests who violate any of these house rules may be subject to penalties, including but not limited to, immediate removal, early check-out, additional charges, or loss of security deposit where applicable. We strive to resolve any issues cooperatively, but continued violations may result in eviction. Liability: The host is not responsible for accidents, injuries, or illnesses that occur on the property. Guests use the property and amenities at their own risk. Indemnification: Guests agree to indemnify and hold the host harmless against any claims or liabilities arising from their stay which they agree is temporary and transient. There is no landlord-tenant relationship established at any time the guests are in the property. Guest agrees to comply with all local and state laws regarding temporary transient stays and innkeeper rules and regulations.
