Welcome to the Holbrook Guest Retreat! This charming 2BR/1BA guest house sits behind the main home and offers its own private entrance, living room, dining area, and full kitchen. Relax on the private patio with a fire pit and BBQ grill, perfect for evenings under the stars. Enjoy comfort and convenience in a peaceful neighborhood just minutes from downtown Knoxville, UT, and Smoky Mountain adventures. A cozy home base for couples, families, or friends. Welcome to the property manager! We’re excited to have you with us and are committed to making your stay as enjoyable and seamless as possible. To ensure everything goes smoothly, we’ve shared a few transparent guidelines that help us protect both you and the property. If you have any questions at all, please don’t hesitate to reach out – we’re here to help! Thank you for choosing us, and we can’t wait to host you! the property manager’s Rental Agreement Terms and Conditions apply. Upon booking, the renter will receive the Terms and Conditions and agree to review and sign. These terms will include, but are not limited to, the following: GUEST VERIFICATION Experienced guests with 5 or more positive reviews may request to be waived from this process, otherwise we do require all guests to complete an additional verification screen through our Guest Portal to ensure the safety and security of our community. This 60-second verification process must be completed within 48 hours of booking, or at least 2 hours prior to the check-in time if booking on the same day as check-in. You will be prompted to complete this process immediately after booking. This includes: 1) Providing a copy of your government-issued photo ID. 2) Photo Verification 3) Confirming your contact information & agreement to our Rental Terms and Conditions Guests are responsible for any damages during their stay. Before receiving check-in details, guests will choose one of two coverage options: -A refundable damage deposit held on their credit card, released shortly after checkout if no damage is reported. -A non-refundable damage waiver that covers minor accidental damages during the stay. Guests who have questions about this process are encouraged to reach out prior to booking!HOUSE RULES 1) Guest Count: Please include the correct number of guests in your booking. Visitors outside the reservation are permitted under most circumstances, but we do require guests to request permission prior to having visitors. 2) Check-in: Please notify us once you have accessed the property. Please inspect and report any unsatisfactory conditions within 2 hours of check-in. Non-urgent issues reported after 9:00 pm will be promptly addressed the next day. 3) Noise Policy: Keep noise to a minimum after 10:00 PM to respect our neighbors and local community. We will contact you directly for any reported disturbances, prior to reporting any nuisances with local authorities. 4) Non-Smoking Policy: Smoking, vaping, and the use of e-cigarettes are not permitted within the property. Any violation, will result in a minimum $300 smoke remediation fee. 5) No Parties: Events and parties are strictly prohibited to maintain a peaceful environment. We will contact you directly for any disturbances, prior to reporting any nuisances to local authorities. 6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests. a.If the property is labeled as “Pet-friendly”, pet’s are allowed at the expense of $50/night, up to $250. The Pet Fee will be requested after booking via the resolution center, and is paid separately from the reservation. 7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee up to $500 per occurrence will be applied for any rule violations related to pets, smoking, or parties. 8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels. Security: Ensure all doors and windows are securely locked when not present. 9) Age: Guests must be 25 years or older to make a reservation. CANCELLATIONS Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events. EARLY CHECK-IN'S & LATE CHECKOUT REQUESTS 1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. However, on the day of your check-in we will notify you as soon as the property is available & there is a small fee for an early check-in. Early check-in requests will be submitted to our team, but please do not expect a response until the day of check-in. 2) Late Checkouts: Are available on a case-by-case basis, depending on the property and cleaning schedule.
