Situated on the ground floor of a quiet residential building, this 2-room flat comfortably accommodates up to 6 guests—perfect for families, professionals, or groups exploring the city. Enjoy a fully equipped kitchen, a cozy living space, and a clean, modern bathroom. The property is set in a friendly neighborhood with excellent public transport links. Bus services to the city centre, Leith, and Edinburgh Airport are just a short walk away. Self check-in available via lockbox. Neighborhood: Located near Silverknowes and Muirhouse, the area offers parks, shops, and easy bus routes to central Edinburgh. It’s a 10-minute drive to the Royal Botanic Garden and 15 minutes to Princes Street. House Rules: No smoking No pets No parties or events Quiet hours after 10pm Guest access Guests have full, private access to the entire flat. We use a secure Master Lock key safe for easy self check-in. This allows you to collect the keys at your convenience—no need to coordinate arrival times. How to Check In: The key safe is located to the left of the front door of the main building Before your stay, you’ll receive a 4-digit access code Open the key safe by entering the code and pulling down the release lever Inside, you’ll find the front door key (orange fob) and the main key to the flat. How to Lock Up: To leave: lock the front door, return the key to the safe, scramble the code and close the cover To check out: do the same before departing If you have trouble finding or opening the key safe, just send us a message — we’re here to help. Other things to note Location: The flat is in a quiet residential area with free on-street parking. Public buses to the city center and major attractions are a short walk away (routes 21, 29, 47, etc.). Stairs: The flat is located on the ground floor - no stairs or lifts required, making it accessible for guests with limited mobility. Noise: As this is a residential block, we kindly ask that you respect quiet hours after 10pm. No Parties or Events: To ensure a pleasant stay for everyone, we do not allow parties, large gatherings, or unregistered guests. Heating & Hot Water: Controlled via a central system with easy-to-use settings. Essentials Provided: Fresh towels, bed linens, toiletries, cleaning supplies, and kitchen basics (tea, coffee, cooking oil, etc.) are included. Security: Please make sure to lock the door and return the key to the safe when leaving the flat.
