It has its own private entrance, porch and hot tub, but you will have neighbors nearby in this quiet community. Please be respectful! House Rules: Check in at 4pm or later; check out at 10am or earlier. No pets or smoking. Last, the cleaning fee is lower than about 2/3 of other units this size because guests start a load of dishes on checkout. The hot tub on the deck, listening to Fall River rushing by only 30 feet away. The sound is hypnotic after dark. Summers here mean firing up the grill for riverside picnics or gathering at the HOA picnic table. When snow falls, the gas fireplace transforms the living space into a warm sanctuary after your hot tub session. Step inside to an open kitchen/dining/living arrangement. The sofa faces both the TV and fireplace, while the dining nook seats two comfortably. Natural light pours through the skylight above. The kitchen has all the essentials: coffee maker, dishwasher, microwave, oven and plenty of counter space for preparing meals. Beyond the main area, a king bed awaits with the bathroom and walk-in shower just steps away. Morning coffee or evening wine on the front patio chairs has become something of a ritual – the perfect bookends to days spent exploring the mountains. My unit includes: King bedroom Bathroom with walk in shower Open living/dining/eating area Private hot tub on patio Other things to note NO SMOKING, NO FIRES My home was about a few miles away from one of the largest forest fires in Colorado history a few years ago, so we are a strict no-smoking property. No smoking inside, outside, and no outdoor fire pits (now illegal in Estes Park's vacation homes). Charcoal BBQs are banned. Gas is OK. ROAD CONDITIONS Estes has a great plow team and our parking area will also be plowed during storms, but if there's a huge blizzard, they may not be plowed exactly when you need them to be. We cannot assist if you get stuck and we always recommend that people rent AWD or 4WD when visiting us from October to May. We are at 8,000 feet and this can be a snowy area! GUEST COUNT Our permit is limited to two people max. BEARS Do NOT leave food in your car! Bears frequent this area often and can break in!
