Bedrooms remain locked off for a focused event experience—please inquire for details. • Planning note: additional guidelines and event fees may apply. ⸻ 🏡 Alternate Layouts of Hilltop Haven & Availability Hilltop Haven offers three flexible configurations—each designed to suit different group sizes and styles of stay (see our other listings for details): • 1BR/2BA – Sleeps 5 (this listing): Ideal for couples or small families. 2nd bedroom available (w/fee). • 3BR/3BA – Sleeps 12: Great for mid-size groups or wedding guests from Sylvan Cellars. • 5BR/4BA – Sleeps 18: Full-home layout for large gatherings and celebrations. (TV Room closed in 1BR & 3BR layouts; open in 5BR full-home configuration.) Dates typically open about six months in advance. From June through September, smaller layouts are generally unavailable unless released for short-notice openings. Guest access 🔑 Guest access You’ll have private access to the home, deck, island, pier, and driveway during your stay in the 1-bedroom layout. Entry & Parking • Easy smart-lock entry (your code arrives before check-in) • Parking for 6–8 vehicles on the driveway (more available if needed—just ask!) • 1-car garage bay available for gear storage (no vehicle parking) Arrival & Departure Info • You’ll receive our digital guidebook right after booking • Arrival instructions sent the day before check-in • Departure details sent the day before checkout • Both are always accessible in the digital guidebook Locked / Restricted Areas In this smaller configuration, bedrooms 2, 3, & 4, the TV room, and the upstairs hall bath are locked. A few small utility areas are also private: two utility rooms, two storage closets, the house and garage attics, the large 2-car garage bay, and the section behind the basketball goal (private use only). Seasonal Note During winter or icy weather, certain areas of the landscaping or side walkways may be temporarily roped off for safety. Guests will always have safe, convenient access to the front door and game room doors leading to the deck. In severe winter conditions, the bridge and island may also be temporarily inaccessible. Other things to note 🏠 House Rules (friendly but firm) • Who can book: Booking guest must be 25+ and present for the entire stay. No third-party bookings. • Verification: Booking guest must provide government ID and sign our rental agreement and waivers. • Security deposit: A refundable hold of $500 (1BR), $750(3BR), or $1,250 (5BR) is required from the booking guest, depending on the layout booked. • Deposit timing: Hold is placed 2 days before arrival and released within 5 days after checkout (card info collected by host after booking). • Guest list: All overnight guests must be listed before arrival (collected during the rental agreement process). • Group size: Overnight occupancy may not exceed the maximum allowed on your booked listing configuration (infants under 2 excluded). • Day visitors: Any day visitors beyond your booked group require prior written approval from the host. • Quiet hours: Outdoors (deck, island, pier, yard) 10 PM–8 AM; indoors (Hot Tub Room & Game Room) midnight–8 AM. No loud voices, speakers, or amplified sound after midnight. • No pets • No smoking • No parties • No unauthorized events • Vendors/photographers: Written permission + Certificate of Insurance required. • Food & drinks: Keep meals/beverages in main living spaces (kitchen, great room, TV room, game room, dining room). Water is fine anywhere, but no food/drink in bedrooms, bathrooms, or the hot tub room. • Fire & fireplaces: No fireworks or open flames within 50 ft of the house (gas grill OK while attended). Indoor fireplaces are decorative only. • Grill use: Clean and cover grill after each use. Failure to clean may result in an additional fee. • Water & hot tub safety: Life vests required on any watercraft; no watercraft after dusk; swim at your own risk; no diving/jumping from bridge, pier, or hot tub. Children must be supervised at all times (home is not child-proof). • Parking: Driveway/garage only (6–8 vehicles). Do not park across from neighbors’ homes. • Boats: Docking your own boat requires prior written approval; guest assumes all liability. • Cameras & sensors: Exterior cameras monitor driveway/entries/pier/bridge/island. Interior sensors detect noise/smoking (no audio). • Trash & recycling: Use outdoor bins only (black lids = trash; yellow lids = recycling). No plastic bags in recycling; violations may incur extra fees. ⸻ 🌨️ Seasonal & Weather Notes • Pier & Watercraft: Removed/stored mid-Nov → mid-Apr (weather-dependent). • Island & Footbridge: Open year-round but may be slippery or temporarily inaccessible during snow or icy conditions. • Restricted areas: During winter or icy conditions, certain outdoor steps and walkways may be roped off and are not maintained for guest use. Guests must not access these areas unless the ropes have been removed by the host. Any guest who moves or bypasses a rope does so at their own risk and assumes all liability. • Ice Safety: Walking or skating on lake ice is at your own risk. We do not monitor ice thickness—please check local advisories. • Storm Safety: During storms or lightning, all water activities must stop immediately (swimming, kayaking, paddleboarding, boating). Guests must move indoors until conditions clear. • Inclement Weather: Outdoor amenities are weather-dependent and not guaranteed (no refunds or credits for closures). • Winter Setup: Grill remains out (covered); picnic table and most deck furniture stored. Two Adirondacks + side table usually remain. Wood fire pit on island only—no deck fires. • Snow & Ice: Paths, decks, and the bridge can be slippery. Shovels and ice melt are provided; guests are responsible for treating the front steps and main walkways as needed between snow/ice removal visits. Snow removal is performed promptly as conditions allow.
