Valley View is a superior spacious, clean and modern barn conversion, with vaulted ceilings, oak floors and large glass doors opening onto the private patio and lawned area - bringing the outdoors indoors in nice weather and providing far reaching views of the countryside and 'Yarty' valley. The lounge, dining area and well-equipped modern kitchen are open plan and provide lots of space. The ensuite bedroom has a comfy super-king bed and adjoining large walk-in shower room. The space ‘Valley View’ is a cleverly designed spacious single storey one bedroom barn/garage conversion with high vaulted ceilings in the main living areas and large concertina doors opening the lounge and dining/kitchen areas out onto the patio and lawn. This is very much indoor/outdoor living – just imagine fully opening the glass screens when the weather is accommodating and relaxing either inside or outside with your favourite food and drink. The garden area is surrounded by open fields and all the main rooms have beautiful views across the Axe valley – hence the name ‘Valley View’. This cottage is a wonderful experience, light, airy, spacious and furnished to a high standard. The modern kitchen is well equipped with built-in equipment including full upright size fridge/freezer, oven, grill, microwave and dishwasher. Laundry facilities (washing machine and tumble drier), if required, are available in a separate utility room, combined with a dedicated recycling room across the drive. The shower room (ensuite to the super-king bedroom) includes a spacious walk-in shower with overhead and hand-held shower outlets – both pressurised for a great shower experience. The bedroom also has french doors which open out to the patio and lawned area and offer the same lovely views of the valley. The lounge has a 50-inch smart television with Netflix HD no-ads subscription. The bedroom has a further 40″ smart television. High speed full fibre internet is available throughout the property. An air source heat pump provides underfloor heating and hot water. Valley View has its own dedicated parking space next to the cottage with a pedestrian gate onto the patio. This is within the confines of Valley Farm, well away from the public road. Whilst Valley Farm is in the heart of Kilmington village, it still enjoys its own access drive, with lots of privacy and backing onto its own open fields. Whilst not fully accessible for people with disabilities, Valley View has just single steps over external thresholds, from lounge to kitchen/diner and from kitchen/diner to bedroom. Guest access Valley View has its own dedicated parking space, secure private patio and lawned area. The patio and lawned area are bordered by our fields, where sheep can often be seen. The views of the Axe valley are a delight. Guest are welcome to use the fields (at their own risk). Other things to note Valley Farm has a 7Kw EV charging point for guests use. We charge at cost plus a small margin - so a lot cheaper than public charging points and more convenient. Flexibility - Our cottages are available on an extremely flexible basis and can be booked for any length of stay from two nights to two weeks and more, starting on any day of the week. Early check-ins may be available by prior arrangement. Dogs - We are dog friendly, for responsible dog owners. Please read the section on ‘House Rules’ below. A fee of £20 per dog per stay is charged - payable to owner's on arrival if not already paid when booking. Locality - Leave your car keys behind and enjoy the fabulous walks from the cottage in our beautiful countryside and woods, or take a wander to The New Inn, a thatched village pub with great food. Also in the village is locally renowned Miller’s Farm Shop with The Teapot Café and other small retails businesses. The village services on the A35 has a small grocery store and a Greggs/Subway. Venture further afield with Lyme Regis, Seaton, Sidmouth, Charmouth and Bridport/West Bay just a few of the beautiful coastal towns within easy reach. Axminster (a 5 minute drive) has a train station, where you can reach the city of Exeter in around 45 minutes.
