Am Bothan (Gaelic for The Bothy)

Am Bothan is a comfortable double room with ensuite bathroom on the ground floor of my house, with its own entrance door. It's a few minutes' walk from the centre of Ullapool and the ferry. The connecting door to my hallway is locked when guests are staying - you have the space entirely to yourself. You don't have access to the rest of the house or a kitchen - this is just the bedroom with a bathroom. It makes an excellent additional space for people booking An Uamh or can be booked alone. The space I need to stress that there isn't a beach view from the room! But it's only a few minutes' walk to Ullapool's pebble beaches. The view out of the window is just of my yard I'm afraid (and a bit of Ullapool Hill beyond). However the view from the front garden, which you can use during your stay, is over Loch Broom. The entrance door leads straight into the bedroom. There is a comfortable double bed with Eve hybrid mattress. The default duvet is feather and down filled, but guests have the option of a synthetic filling instead - just message ahead so I can change it. There is also a thinner synthetic duvet (4.5 tog) for guests who prefer to sleep cool. The room is licensed for two people (but infants under two do not count in this number). I have a cot that can be borrowed if needed - you would need to bring your own infant bedding. Let me know when you request to book so I can confirm if the cot is available. There is a modern open wardrobe with hanging rail and a shelf for clothes and other belongings. There's also a hairdryer. The bed has small bedside tables each side. There are low comfy chairs, one in a cheeky cerise and one in an aqua colour! There is a floor lamp which provides soft lighting, and a Bose Bluetooth speaker that you can use. Am Bothan has underfloor heating throughout (you can control the temperature both in the bedroom and separately in the bathroom). The view from the window is over my back yard towards Ullapool Hill. An electric kettle is on a low table, as well as mugs which are handmade by Hugh in his pottery. Yorkshire teabags, sugar and UHT milk sachets are also provided. There is a small washing-up kit so you can clean your mugs in the bathroom basin while you're staying. The bathroom is compact but stylish. There is a walk-in shower with glass screen as well as a toilet and basin, hooks for clothes and plenty of hot water. There's also a heated towel rail and the bathroom mirror has a backlight and a shaver socket. Shampoo and body wash made by Highland Soaps are provided, as well as hand wash for the basin. Guests are also welcome to use the outside seating at the front of the house (sharing with guests at An Uamh self-catering flat and Hugh, the owner). The window in Am Bothan only looks out at the yard at the back of the house (although you can see Ullapool Hill) but the views from the seating in the front garden are spectacular. Heating and hot water are provided by an air source heat pump at the back of the property under the bedroom window (you may hear it if you have the window open, but it's not loud). There's a fast (22kW) double EV charger - open to the public during the day and reserved for guests overnight. You need your own charging cable. Guests get a reduced rate. There are also solar photovoltaic panels on the front and back of the roof, and battery storage, making this a very environmentally friendly holiday option. Previously there wasn't a house on the site, so Am Bothan hasn't taken away any existing local housing for short-term lets. Am Bothan is LGBTQ friendly. Please note there's no TV in the room. There's decent wifi provided by Highland Community Broadband, and the password will be provided on arrival. If booking options are not set to "same-day booking possible" I may still be able to accommodate you on the same day so feel free to message to check. It makes an ideal additional space for people staying in An Uamh, my self-catering flat, for example if a couple and an extra person want to stay. However it can also be booked as a stand-alone by people who don't need a kitchen. There are plenty of good restaurants and cafes within a few minutes' walk from Am Bothan. Guest access Guests have exclusive use of the room and ensuite bathroom. You can use the seating in the front garden, sharing with guests staying in An Uamh and Hugh, the owner. During your stay Guests can find me in my house (above Am Bothan) or my pottery workshop (next door). I provide my number in the house guidebook. 'll take my lead from you on how much you want to interact. There will also be visitors to the pottery workshop who have to cross the front garden from the road, and may park on the site, but there will always be a parking space for guests. The EV charger is open for public use during the day and early evening so there may be vehicles parking here to charge. I'm very happy to show people the pottery and suggest places to eat or visit, but I'll respect your privacy if you prefer.
