To get to the property, it requires driving on gravel roads with varying levels of elevation and incline. Once at the property, the private drive is also gravel, with a downward slope and a drop-off on one side in certain areas. While this is typical for non-commercialized cabins, it may feel unfamiliar to some guests. Please drive slowly and carefully. Our cleaning team, hot tub and house maintenance crews, and even large service vehicles (such as delivery trucks) access the property without issue. We recommend planning your arrival before dusk and following the specific directions we provide with check-in instructions to ensure that you avoid any impassable routes. 4WD or AWD may be required during times of inclement weather (i.e. snow and/or ice). Please be aware of weather forecasts and plan appropriately. Please note: We do not offer refunds or cancellations due to weather, road conditions, inability to drive or natural events. Be sure you are comfortable with these conditions before booking. For peace of mind, we recommend purchasing travel insurance. PETS We allow up to three well-behaved dogs per stay with prior authorization and a non-refundable pet fee. Whispering Ridge is a mountain cabin surrounded by nature, which means you may encounter insects, rodents, and wildlife. The property is on a regular pest control plan and routine maintenance schedule, but due to its location, it’s impossible to fully control or prevent nature from occasionally finding its way indoors. To minimize this, please keep all doors and windows closed at all times. PLEASE NOTE: We do not offer refunds due to insects. As part of being in the mountains, it’s also possible to spot larger wildlife—including deer, wild turkeys, and occasionally black bears at a distance. For your safety and to avoid attracting animals, do not leave food or trash outside. Inside, we kindly ask that you clean up the kitchen each evening and securely store all food. WIFI / CELL SERVICE:
 The cabin is equipped with Starlink satellite internet, which provides strong and reliable service for most needs, including browsing and streaming. However, because it is satellite-based, speed and stability may occasionally vary depending on weather conditions or satellite positioning. There is generally cell service at the cabin, however it can be spotty in certain areas around the property. PLEASE NOTE: We cannot guarantee uninterrupted internet or cell service and are unable to provide refunds for outages or connectivity issues. For added peace of mind, we recommend purchasing travel insurance. BOOKING REQUIREMENTS: A valid government-issued photo ID may be requested for verification. The booking guest must be present and staying at the property — reservations cannot be made on behalf of others if you do not intend to stay. The booking guest is also financially responsible for all members of their party and must ensure that all house rules are followed. NUMBER OF GUESTS: Only the guests listed on the reservation are allowed on the property. Violating this rule may result in the immediate removal of all guests (and any visitors) without a refund. If a violation of the guest limit is discovered after checkout, the booking guest may be charged for each additional guest per night over the occupancy limit, based on the originally booked per-person rate. Please ensure your reservation reflects the correct number of guests, and update it if your party changes. NO PARTIES OR EVENTS, NO OUTSIDE VISITORS, NO OVERNIGHT GUESTS. PET POLICY: We allow up to three well-behaved dogs per stay with prior authorization and a $100 non-refundable pet fee per dog per stay. Each dog must be added to your reservation, and the pet fee for each dog must be paid at the time of reservation. We have the following rules for guests who are coming with a dog: - Guests are liable for any damage caused by a dog, including excessive cleaning or replacement of furniture or rugs that have been damaged or destroyed. - Dogs must use the bathroom outdoors. Indoor pee pads are not allowed. Guests are expected to clean up after their dog and are expected to bring their own supplies to do so, although we do provide poo bags. - Dogs are not allowed on the furniture or counters. - Dogs must never be left alone in the house. - Our cabin is located in a wooded/forest area. We are not liable for any wildlife encounters or harm to a dog while staying at our property. NO ILLEGAL SUBSTANCES OR ACTIVITIES: The use of illegal substances or engaging in any unlawful activities on the property is strictly prohibited and will result in eviction. Guests acknowledge that any illegal use of the property or violation of any law or ordinance will terminate the occupancy. Guests will be responsible for all costs incurred by the host, including damages and cleaning, and no refunds will be provided for any remaining portion of the stay. SMOKING: Smoking, vaping, hookah, etc. is not allowed on the property--neither inside nor anywhere outside on the property. A $200.00/day penalty will be incurred if any sign of smoking is detected after the guest checks out. RING VIDEO DOORBELL & SECURITY CAMERAS:
There are no recording devices inside the house, however, a Ring video doorbell is installed at the front door and main level porch door. Additionally, there are two outdoor security cameras—one facing the driveway/front door, and one above the basement door. The cameras are on and recording at all times. These devices are for the safety of our guests and property. Tampering with the doorbell or security cameras is a violation of the guest occupancy agreement and may result in immediate cancellation of the stay with no refund. NO FIREWORKS: Fireworks are strictly prohibited on the property. Any use of fireworks will result in immediate eviction with no refund and may incur fines in accordance with local regulations. AN ADDITIONAL CLEANING FEE MAY BE APPLIED: At sole discretion of the host, if the property requires cleaning beyond normal expectations, then an additional cleaning fee of $100.00-$200.00 will be billed to guests. GUEST AGREES TO PAY FOR DAMAGES EXCEEDING DEPOSIT: Any damage made to property or furnishings which exceeds the deposit amount will be billed to the guest and will be reported to Airbnb. CHECK OUT ON-TIME: If a guest does not check out on time and causes a refund/discount to a future occupant, then the guest will be responsible for any loss of income to the host. WATER AND SEPTIC: The property uses private wells and septic systems. The mineral content in the water may be high and the well water may have an odor and/or color. The septic system is effective under normal conditions; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. Feminine hygiene products may not be flushed at anytime. If it is found that improper products have been flushed causing a clog in the septic system, Guest will be responsible for repair charges. WAIVER OF LIABILITY FOR USE OF EXERCISE EQUIPMENT (BIKE, WEIGHTS, YOGA MATS & ACCESSORIES): Guests acknowledge and accept the risks inherent by the use of the exercise equipment listed above. Guests voluntarily assume the risk of injury, accident or death which may arise from the use of the exercise equipment. By using the exercise equipment, guests agree to follow all house rules associated with it and release the Host/property owner from all liability relating to injuries that may occur while using the exercise equipment, regardless of whether injuries are caused by negligence. Failure by any guests to follow exercise equipment rules could result in an additional maintenance fee of $200. Exercise equipment rules and instructions will be provided in the welcome packet after the reservation is complete. Guests are responsible for any damage caused to the exercise equipment. WAIVER OR LIABILITY FOR USE OF HOT TUB: The guests agree to use caution and care in the hot tub on the premises and to pay any and all repair charges for damage to the hot tub and/or property caused by the guests. We kindly ask that all guests ensure they are clean before use of hot tub. DO NOT USE oils, bubble bath, soaps, other liquids, or any other harmful materials in the hot tub. NO GLASS PRODUCTS are allowed in or around the hot tub. If any items such as soaps, bath products, food, alcohol, etc. are found in the tub, or if the hot tub is excessively dirty, then the guest will be charged a cleaning fee of $250. Unhook all straps prior to opening hot tub cover. Damage to a hot tub cover will result in a $800 charge. Cover should remain on the hot tub when not in use. Do not sit, stand, jump, or place objects on top of the hot tub cover. Guests acknowledge and accept the risks inherent by the use of the hot tub. Guests voluntarily assume the risk of injury, accident, death, personal injury or property damage which may arise from the use of the hot tub. By using the hot tub guests agree to follow all house rules associated with it and release the host/property owner from any and all claims, liability or loses whatsoever arising out of or in any way associated with the guests use of the hot tub, including but not limited to death, personal injury, or property damage, regardless of whether injuries are caused by negligence. -BOOKING MINIMUM 3 night minimum to book all holidays, 2 night minimum for all non-holiday dates. CANCELATION & RESCHEDULING/DATE ALTERATION POLICY: Full refund for cancellations up to 30 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that. We recommend purchasing travel insurance in case of unforeseen circumstances, unexpected events and weather conditions. Rescheduling & Date Alteration Policy: We do not allow rescheduling or date alteration requests if the check-in date is 30 days or less from the time of the request. All rescheduling requests made more than 30 days prior to check-in are subject to availability and applicable rate differences. Only one change is permitted per reservation. We recommend purchasing travel insurance to protect against unforeseen circumstances, unexpected events, changes of plans, or weather conditions.
