Other things to note Dear residents and owners, for the comfort, safety and privacy of all, the Condominium has created provisional procedures for short-term rentals, considering the frequency and quantity of this type of housing in our residential complex. We emphasize that short-term leases are provided for in the Tenancy Law - Law 8245/91 and may occur from 01 (one) to 90 (ninety) days. And for the convenience of all, and until the Assembly is held with the definitive setting of the parameters, the rules to be observed will be: IT IS A DUTY: 1. The Owner has the duty to present the complete registration with the data of all Tenants, which must contain the full name, image of the ID, vehicle identification, with the type and license plate, as well as the rental period. Such data must be sent to the Condominium Administration's email; 2. From 10:00 p.m. to 8:00 a.m., silence must be maintained, avoiding the production of noise or sounds that may disturb the peace and well-being of the other Residents and Tenants of the building; 3. Any suggestion, criticism or denunciation of irregular acts must be made in the Occurrence Book, available at the Concierge. IT IS FORBIDDEN: 4. The entry of strangers to the Condominium without proper authorization sent by email by the OWNER or person indicated by him; 5. It will not be allowed to promote meetings or festivities that disturb the tranquility of the other Residents and Tenants of the building, nor to carry out noisy or illicit activities in the autonomous units, according to the limits provided by law. RECREATION AREA 6. Tenants are allowed to use the leisure areas of the Condominium, such as the swimming pool, gym, game room, and laundry, and the use of the party room and the Home Office space is prohibited; VISITS 7. The Tenant may not allow visitors to enter, except in the case of a duly proven emergency situation or medical or hospital care; 8. Visits to the Tenants will be possible if the Owner authorizes by email, containing the full name and image of the ID. Visitors must wait at the entrance until the doorman has obtained the necessary authorization from the OWNER, otherwise entry will not be allowed. ANIMALS 9. Pets must be carried on the lap or in appropriate transport, entering and leaving the Condominium always through the service entrance; 10. In the condominium there is a specific area to walk with animals; INCIDENTS 11. In the event of occurrences on the part of the Tenants, the Condominium undertakes to contact the owner in order to resolve any irregularity committed by them; 12. Cases not covered by these Regulations, the Condominium Convention or the Condominium Law shall be resolved by the Board of Directors; 13. No claim of ignorance of the rules established in these Regulations will be accepted, and they will be posted in the entrance hall of the building. It is extremely important that the rules are respected by all residents/owners so that the balance of coexistence is increasingly harmonious, always with the intention of perpetuating the policy of good neighborliness.
