The space *** IMPORTANT NOTES *** This cozy riverside condo sits in a small, peaceful community along Fall River. It’s a duplex with its own private entrance, porch, and hot tub, offering a secluded feel while still having neighbors nearby. Please be mindful of the quiet atmosphere of the community. House Rules: Check-in is 4 PM or later, and check-out is 10 AM or earlier. No pets or smoking are allowed. Jump in the hot tub and watch the river flow by - it's literally just a few steps from the water. Walk in and you'll find hardwood floors throughout. The living room has a nice gas fireplace with river rock surround, a big smart TV above, and a comfy black leather couch facing it. Cool mountain/modern decor gives the place character. KITCHEN The kitchen has all the basics: Electric stove/oven Dishwasher Microwave and full fridge Plus extras like a crockpot, blender, coffee maker and toaster All the pots, pans and dishes you'll need to cook SLEEPING Head down the hall to find a bedroom with a king bed and another TV with Roku. BATHROOM There's a sliding barn door that opens to the bathroom with a walk-in shower (love that river rock floor!). Plenty of storage space with drawers and a closet.. No smoking inside, outside, and no outdoor fire pits (now illegal in Estes Park's vacation homes). Charcoal BBQs are banned. Gas is OK. ROAD CONDITIONS Estes has a great plow team and our parking area will also be plowed during storms, but if there's a huge blizzard, they may not be plowed exactly when you need them to be. We cannot assist if you get stuck and we always recommend that people rent AWD or 4WD when visiting us from October to May. We are at 8,000 feet and this can be a snowy area! GUEST COUNT Our permit is limited to two people max. BEARS Do NOT leave food in your car! Bears frequent this area often and can break in!
