The space *** IMPORTANT NOTES *** This riverside condo is part of a duplex in a small condo community along Fall River. It has its own private entrance, porch and hot tub, but you will have neighbors nearby in this quiet community. Please be respectful! House Rules: Check in at 4pm or later; check out at 10am or earlier. No pets or smoking. Last, the cleaning fee is lower than about 2/3 of other units this size because guests do dishes on checkout. My family fell in love with it because of its modern vibe, recent remodel, and proximity to both the town of Estes and Rocky Mountain National Park. Best part: sitting in the hot tub at night and listening to the babbling of Fall River, about 30 feet away! During the summer, feel free fire up the grill and have a picnic on the riverbank, or at the HOA picnic table. During the winter, fire up the gas fireplace and cozy up after a soak. You'll enter straight into the kitchen/dining/living area, with a fully equipped kitchen, a TV over the fireplace, a comfy leather sofa and a small dining area for two. The kitchen is fully stocked with modern appliances, a coffee maker, microwave, oven and much more. Light floods into this space thanks to a big skylight. In the back of the unit is a king bed and full bathroom with walk-in shower. Two chairs on the front patio are great for a morning coffee of evening glass of wine. No smoking inside, outside, and no outdoor fire pits (now illegal in Estes Park's vacation homes). Charcoal BBQs are banned. Gas is OK. ROAD CONDITIONS Estes has a great plow team and our parking area will also be plowed during storms, but if there's a huge blizzard, they may not be plowed exactly when you need them to be. We cannot assist if you get stuck and we always recommend that people rent AWD or 4WD when visiting us from October to May. We are at 8,000 feet and this can be a snowy area! GUEST COUNT Our permit is limited to two people max. BEARS Do NOT leave food in your car! Bears frequent this area often and can break in!
