The space *** IMPORTANT NOTES *** This cozy riverside condo sits in a small, peaceful community along Fall River. It’s a duplex with its own private entrance, porch, and hot tub, offering a secluded feel while still having neighbors nearby. Please be mindful of the quiet atmosphere of the community. House Rules: Check-in is 4 PM or later, and check-out is 10 AM or earlier. No pets or smoking are allowed. Guests help keep the cleaning fee lower than most comparable units by doing your dishes before departure, and those savings are passed on to you! Note! This unit does not have a dishwasher! My family has visited Estes Park for years and we are thrilled to offer our home to you! We fell in love with this place because of its incredible location -- equidistant (just a few minutes each way) to the Rocky Mountain National Park entrance as well as the fun shops and restaurants in downtown Estes Park. Some of our most fond memories involve long talks in the hot tub as the river babbles nearby, or a nice coffee or glass of wine on the patio. When it's snowing, we love cozying up in front of the fireplace and watching a movie on the smart TV. Summers evenings are unbeatable with the BBQ and HOA picnic area. The home has lots of windows and a skylight, so it feels light and airy. A full kitchen, king bed, and walk in shower make this 560 s/f unit feel huge despite its small size. LIVING & ENTERTAINMENT Our home has a hot tub on the deck, a hue gas fireplace in the living room, a few books and games, and a comfy leather sofa in the living room. SLEEPING The bedroom is in the back of the unit, so it's super quiet. We hope you love the comfortable king bed. A bathroom with a walk-in shower is attached. DINING/EATING There's a small dining table for two. The kitchen is fully equipped with the exception of a dishwasher. But lots of small appliances, pots, pans, etc. KEY AMENITIES (Check the amenity list to see them all!) - Private hot tub with river views - Beautiful moss rock fireplace - Kitchen with granite counters - Four-burner electric stove and oven - Blender, mixer, microwave. That includes: - 1 parking space - Access to the HOA common area with a picnic area and seating area along the river - Our private patio and private hot tub - Our home, with an open living/kitchen/eating area plus a bedroom with attached bathroom Other things to note NO SMOKING, NO FIRES My home was about a few miles away from one of the largest forest fires in Colorado history a few years ago, so we are a strict no-smoking property. No smoking inside, outside, and no outdoor fire pits (now illegal in Estes Park's vacation homes). Charcoal BBQs are banned. Gas is OK. ROAD CONDITIONS Estes has a great plow team and our parking area will also be plowed during storms, but if there's a huge blizzard, they may not be plowed exactly when you need them to be. We cannot assist if you get stuck and we always recommend that people rent AWD or 4WD when visiting us from October to May. We are at 8,000 feet and this can be a snowy area! GUEST COUNT Our permit is limited to two people max. BEARS Do NOT leave food in your car! Bears frequent this area often and can break in!
