The space *** IMPORTANT NOTES *** This cozy riverside condo sits in a small, peaceful community along Fall River. It’s a duplex with its own private entrance, porch, and hot tub, offering a secluded feel while still having neighbors nearby. Please be mindful of the quiet atmosphere of the community. House Rules: Check-in is 4 PM or later, and check-out is 10 AM or earlier. No pets or smoking are allowed. Guests help keep the cleaning fee lower than most comparable units by starting a load of dishes before departure, and those savings are passed on to you! *** THANKS FOR READING! *** I fell in love with this riverside setting and wanted to create a space that reflects the beauty of the surrounding landscape. This warm and inviting retreat is designed to connect guests with the natural tranquility of the flowing water and mountain views. The private porch offers the perfect place to relax, with two outdoor chairs and a table overlooking Fall River. A two-person hot tub sits on the patio, providing a luxurious way to unwind. When the weather is warm, the sliding screen door lets in fresh mountain air while keeping bugs out. Inside, the open-concept living, dining, and kitchen area has a welcoming feel with knotty pine ceilings, a kitchen skylight, and rich dark hardwood floors throughout. The décor features a rustic barnwood accent wall and a subtle Native American motif, adding to the cozy ambiance. The kitchen is fully stocked for preparing meals with ease. It includes a butcher block countertop, a four-burner electric stove and oven, a refrigerator with freezer, a microwave, and a dishwasher. You’ll also find cookware, utensils, a baking sheet, mixing bowls, knives, and glassware, plus small appliances like a blender and mixer. A dining area for two sits nearby, creating a comfortable space to enjoy meals. The living room features a luxurious leather sofa facing a stunning river rock fireplace with a large smart TV mounted above. No smoking inside, outside, and no outdoor fire pits (now illegal in Estes Park's vacation homes). Charcoal BBQs are banned. Gas is OK. ROAD CONDITIONS Estes has a great plow team and our parking area will also be plowed during storms, but if there's a huge blizzard, they may not be plowed exactly when you need them to be. We cannot assist if you get stuck and we always recommend that people rent AWD or 4WD when visiting us from October to May. We are at 8,000 feet and this can be a snowy area! GUEST COUNT Our permit is limited to two people max. BEARS Do NOT leave food in your car! Bears frequent this area often and can break in!
