The space Immaculately designed with thoughtful details, this 2-bedroom, 2-bath home comfortably accommodates up to 4 guests. Enjoy breathtaking western mountain views of the San Jacinto range from the spacious living areas and front patio. The open-concept layout includes a kitchen with essential appliances and cookware, perfect for cooking. Relax indoors with fast WiFi, Netflix, Hulu, and a curated library of books, or unwind in the private backyard sanctuary. Guest access Guests have exclusive use of the entire property during their stay, including the full interior of the home, the private backyard, salt water pool and spa areas, and all outdoor seating and lounging spaces. The driveway accommodates up to two vehicles. Guests are also welcome to use the pool toy shed and outdoor amenities provided, like a top of the line gas powered grill—everything on the property is yours to enjoy. Other things to note Welcome & City Regulations This is our home away from home, and we ask that you care for it as you would your own. We are located in a residential neighborhood with full-time neighbors, and the City of Palm Springs has specific rules in place to ensure a peaceful environment for everyone. While we didn’t create these rules, we are required to follow them to keep our short-term rental permit in good standing. By booking this home, you agree to comply with all City of Palm Springs regulations and the house rules outlined below. Failure to comply may result in denied entry or immediate removal from the property. Palm Springs Good Neighbor Policy (Summary) Palm Springs has one of the most detailed vacation rental ordinances in the country. While the rules may seem strict at first, they are straightforward and designed to protect both guests and neighbors. We’ve never had issues when these guidelines are followed. 1. Noise & Outdoor Conduct • Please maintain respectful voice levels when outdoors • No outdoor amplified sound of any kind, including music, TVs, movies, or speakers, whether played outdoors or audible outside from inside the home (including through open windows or doors) 2. Occupancy & Parking • Maximum overnight occupancy: 4 adults and 2 children (age 12 and under) • Maximum vehicles: 2 total (street and/or driveway) 3. Booking Requirements • The person booking must: • Be 26 years of age or older • Provide a government-issued ID • List all adult guests • Provide vehicle information if parking on-site • Sign the rental agreement acknowledging these rules 4. Check-In The responsible party must participate in an facetime check-in with our property manager and sign the Rules & Regulations page confirming understanding of the Palm Springs Good Neighbor Policy. 5. Trash • Please do not place trash on the street • Use only the bins provided on the property 6. Pool & Spa Heat (Optional) Under City of Palm Springs rules, pool heating is NOT SUBJECT to occupancy tax when it’s offered as an optional add-on. To give guests flexibility and avoid unnecessary taxes, pool heat is offered separately and may be added before arrival or at any time during the stay. Pool Heat Rates • Winter (October–May): $75 per day • Summer (June–September): $50 per day • Pool heating takes approximately 24 hours to reach temperature and must be selected for consecutive days. Spa Heat • Spa heating is complimentary for normal use, defined as approximately 3 hours per day (about a $10 daily energy allowance). Extended or repeated spa heating beyond this may be billed at actual gas cost. 7. Security & Cameras • For your safety and our security, the exterior of the property is monitored by cameras. There are no cameras inside the home or in private backyard areas. • One camera monitors the driveway and pool equipment • One Ring doorbell camera 8. Enforcement Notice • Violation of the rental rules, Good Neighbor Policy, or City of Palm Springs regulations may result in immediate eviction, forfeiture of the remaining stay and any deposit, and a City-issued fine of up to $1,000.
