A charming and peaceful rural retreat, perfectly positioned for exploring Edinburgh and Scotland’s countryside. With its own large private walled garden, and sitting within 5 acres of picturesque grounds, The Garden Cottage dates back to the late 17th century. Just 30 minutes South of Edinburgh, with access to good transport links, and surrounded by beautiful open countryside, this delightful 2 bedroom retreat is spacious enough for a family, or a couple’s stay. The space Located in the village of Dolphinton, surrounded by open countryside, and just 30 minutes south of Edinburgh, the manse and cottage dates back to the 1680's. The property sits within 5 acres of private grounds and has a royal history. The previous owner was lady in waiting to Princess Anne, who often came to stay during her visits to Scotland. The Cottage 🏡 The cottage adjoins the back of the manse, which is our family home. Access to the cottage is through a courtyard. The cottage has its own large private, south facing walled garden, exclusively for guests to use. Please note, the rest of the gardens and grounds are private. NEW for autumn 2025 🐴 As part of your stay, you are invited to partake in our (optional) miniature shetland experience. Meet our resident miniature Shetland pony, Alfie. Learn about equine care and grooming. There is also an opportunity to take a photo with him if you wish, using your own device. Please note - children must be aged 4 years and over for this activity. The Manse We moved into the property in 2024 and are slowly modernising and restoring the building and grounds. We are pleased to now be able to offer the cottage as a holiday let and very much hope that you enjoy your stay. What to expect Accessed via a stone pathway through the pretty flower filled courtyard, you’ll step through a hallway into a homely open-plan kitchen / living space. Off the living room you’ll find a south facing dining sunroom with garden views, perfect for slow mornings with a coffee or for enjoying a home cooked evening meal. The well-equipped kitchen includes an oven, hob and all the essentials needed to rustle up something delicious. Located at opposite ends of the cottage are 2 generously sized bedrooms. Bedroom 2 has a zip linked bed that can be configured to a king size, or twin beds as preferred. A bright spacious bathroom, which includes a bath and shower completes the interior of the semi detached holiday cottage. Outside the sunroom is an enclosed private walled garden with a large expansive lawn, patio furniture and BBQ. In the surrounding Dolphinton estate you will find gentle country walks, and pretty viewpoints, perfect for summer picnics. As well as unwinding in this cosy rural retreat, there is plenty to explore nearby. The local conservation village of West Linton with a traditional pub and village amenities is a 5-minute journey. Explore the rolling Pentland Hills, local bustling market towns of Peebles and Biggar, or take a day trip to Edinburgh, which is just 20 miles away. Please see: 'Other details to note' regarding staying at the cottage. Guest access Guests have access to the Garden Cottage and the Walled Garden only during their stay. Please note: The main house (The Grange) and surrounding paddock, grounds and pond area are private. No access is permitted to these spaces. For safety reasons, Children should be supervised at all times when outside the cottage, as there is a large / deep wildlife pond in the private grounds. Other things to note Please note: We have a gardener who tends to the garden every Monday and Tuesday. As the garden cottage adjoins our family home, we kindly ask that guests respect our quiet hours policy (10pm - 8am), by keeping noise levels down, including music and loud conversations. Please note: Horses live within the adjacent paddocks and fields, and there are also seven little free range hens roaming around the grounds. Therefore our property may not be suitable for everyone.
