Guest access Guests have access to all areas of the house. Other things to note HOUSE RULES In addition to the rules already provided for on the Airbnb platform, the following rules must be strictly respected throughout the stay, integrating the seasonal lease agreement, under the terms of the applicable Brazilian legislation. 1. Parties, events, meetings and visitors No parties Access to the residence is restricted exclusively to guests duly included in the confirmed reservation. Visits from family or friends can only take place upon prior request and express approval from the host. Approved visitors may remain in the residence until 9:30 p.m. If you wish to hold a meeting, you must ask the host for prior authorization. Failure to comply with these rules may result in the immediate termination of the stay, without the right to a refund, as well as the application of a compensatory fine of up to R$2,500, depending on the severity of the infraction, the house rules and the platform's policies. 2. Number of guests The number of guests informed in the reservation cannot be exceeded under any circumstances. The property is located in a residential area of family life, and respect for neighborhood rules is indispensable. Failure to comply may result in a compensatory fine of up to R$2,500 and/or termination of the stay. 3. Silence and music In accordance with the Municipal Code of Postures of Uberlândia/MG (Law No. 10.741/2011) and Article 42 of Decree-Law No. 3.688/1941 (Law of Criminal Misdemeanors), it is mandatory to respect the peace and quiet of the neighborhood. Sounds, music or any noise audible outside the residence must be stopped by 10:00 pm. No live music is allowed, only ambient sound at moderate volume. Warnings or complaints from the neighborhood may result in a compensatory fine of up to R$2,500 and/or termination of the stay. 4. Security cameras The residence has security cameras exclusively in the outdoor areas. It is expressly forbidden to touch, disconnect, turn off or change the position of the cameras. Improper intervention may lead to the security company being called, a team being sent to the location and additional costs, which may be passed on to the guest, in addition to the application of a compensatory fine of up to R$2,500. 5. Furniture and property assets The furniture in the indoor area may not be moved or used in the outdoor area. All items in the property (furniture, appliances, electronics, linens, utensils and other goods) are properly cataloged and checked after check-out. Any damage or malfunction must be reported immediately to the host. Failure to comply may result in a compensatory fine of up to R$2,500, in addition to the collection of repair costs. Most of the furniture is white; we kindly ask that you do not use it with wet swimwear and that you avoid spilling drinks. 6. No smoking No Smoking inside the residence. Smoking is allowed only in the outdoor areas. Cigarette butts should not be thrown on the floor and should be disposed of properly in the trash. Failure to comply may result in a compensatory fine of up to R$1,500. 7. Swimming pool Guests are responsible for their own use of the swimming pool. There is no lifeguard service on site. It is forbidden to leave dangerous objects, such as glass bottles or glasses, on the edges or inside the pool. Use only the plastic cups provided. Minors must always be accompanied and supervised by their parents or legal guardians, who assume full responsibility for their safety. 8. Minors The supervision and safety of minors are the sole responsibility of their parents or legal guardians throughout the stay, especially in the outdoor areas, pool and other risk areas. 9. Sublease and assignment Subletting, assignment, sharing or use of the property by third parties not included in the reservation, in whole or in part, is expressly prohibited. 10. Illicit activities The practice of any illegal activities on the property is prohibited under Brazilian law, including, but not limited to, the use, possession or trade of illegal substances. 11. Use of fire and barbecue The use of a barbecue grill or any equipment involving fire should be done with caution. It is forbidden to leave fire, embers or equipment lit without supervision. 12. Trash and disposal Garbage should be properly packaged and disposed of only in the household trash. Using the neighbors' trash can is not allowed. 13. Cooperation with authorities and neighborhood In the event of inspection by public authorities or communication from the neighborhood, guests must cooperate fully, respecting the legal and coexistence rules. 14. Nature of fines The fines provided for in these rules are compensatory in nature and are intended to cover costs, risks, damages or losses arising from non-compliance with the established rules, under the terms of Brazilian civil law and platform policies. 15- Keys - For strictly security reasons, the glass doors that give access to the pool (in the master bedroom) as well as in the living room, remain permanently closed during stays, and keys are not provided to guests. As the residence often receives families with small children and does not have a security gate in the pool area, we maintain this preventive protocol to avoid risks and ensure the integrity of all guests, especially children. Thank you for your understanding. 16 - Pets are not allowed in the residence. An exception is made exclusively for guide dogs or service animals accompanying people with disabilities, under the terms of Law No. 11.126/2005 and applicable Brazilian legislation. Failure to comply with this rule, when dealing with pets not classified as assistance animals, may result in the application of a compensatory contractual fine and/or the collection of additional costs arising from cleaning, damage or losses caused to the property of up to R$2,500. Final Provisions The property will be delivered clean and in perfect condition. If the guest identifies any damage or irregularity at check-in, they must immediately notify the host. These rules are an integral part of the vacation rental agreement. We wish you a great stay.
