A 3-bedroom stone cottage situated in the peaceful village of Sandford St Martin, on the edge of the Cotswolds. Dating back to the early 1800s, but recently renovated. The cottage sleeps 5; with flexible open plan living space, a fully equipped kitchen, books and boardgames and a pretty private garden. Soho Farmhouse / Great Tew (7min drive), Chipping Norton (15min drive). The space Ground Floor Enter from the hallway into the dual-aspect sitting/dining room, with sofas arranged in front of the fireplace and plenty of books to browse. The dining area is at the rear, with patio doors leading out to the garden and a table that seats six. This space flows into the fully equipped kitchen, which includes all the usual appliances, plus a utility area with a washing machine and tumble dryer. Just off the kitchen is a snug with a comfy sofa and a smart TV (Netflix and other apps available with your own log-in). A downstairs cloakroom is located off the entrance hallway. The pretty, private garden features well-stocked borders and several spots to sit and relax. A BBQ is provided, and at the far end of the garden you’ll find a table tennis table, with bats and balls available to borrow. First Floor Bedroom One: King-size bed, hooks / hangers on the door. Bedroom Two: Double bed, dressing table/desk, chest of drawers, and hooks/hangers on the door. Bedroom Three: Spacious, with a single bed, dressing table/desk, and hooks/hangers on the door. Bathroom: Large rainfall shower with hand-held attachment, plus a separate bath. Property Details to note: Bed linen and towels are provided. Free on-street parking is available in the village. Free Wi-Fi. Mobile phone reception is limited, but Wi-Fi calling is available. Smart TV with apps (guests to use their own log-in details). Enclosed garden with a few steps (see photos). Oil-fired central heating. Strictly no smoking or vaping anywhere on the property. Smoke and carbon monoxide detectors operate on a sound-only basis. Guests with serious hearing impairments may not be able to hear the alarms and could be at risk. Check-in from 3:00pm; check-out by 11:00am Other things to note This is our family home for most of the year, so it’s not a show home. Most personal items will be tucked away, but it may still have a gently lived-in feel! Maximum total occupancy is 6 guests (including children and babies). Within this total, the maximum number of adults allowed is 4. The cottage is ideal for a family break, and children are welcome. Please note that childproofing (such as stair-gates, plug socket covers) is not provided, but a few toys can be made available - just ask! Feel free to read any books or play the board games - just pop them back before you leave. Please leave muddy boots by the back door. Parties are strictly not permitted. Sandford St Martin is a quiet village best enjoyed as a base to explore the surrounding countryside and to relax and unwind. Please be mindful of our neighbours. No smoking or vaping. Sorry, no pets. Unfortunately no exceptions. There are plenty of pretty walks nearby, but a car or taxi is required to venture further afield. We’re happy to offer tips on local pubs, walks and attractions prior to your stay. Any questions, please ask. Nearest supermarkets (incl. M&S Foodhall) are in Chipping Norton, c.15 mins drive. Supermarket deliveries can also be arranged. A small convenience store in Middle Barton (1 mile) offers basic provisions. Great Tew Quince & Clover café (c.5 mins by car) and The Old Coal Yard café (25 min walk / c.3 mins by car) both have delicious food to eat in or take-away. Eagles deli & new Quince & Clover café in Deddington (15 mins away), and Daylesford is a 25 min drive.
