Welcome to our beautiful, fully renovated farmhouse called La Fattoria, located at Bella Terra Hills farm - your perfect escape into peace, charm, and connection. Surrounded by nature, our property blends rustic elegance with modern comfort, making it the perfect setting for your next getaway. The space Our spacious retreat includes: 4 Bedrooms: Comfortable, beautifully appointed rooms with plush bedding and peaceful views. The windows have blackout shades that are just perfect for a good night’s sleep. Bedroom Layout Overview: - Bedroom 1: 1 King-size bed 1 Couch bed (queen-size mattress) - Bedroom 2: 1 King-size bed 1 Twin-size bed - Bedroom 3: 2 Full-size beds - Bedroom 4: 2 Sets of bunk beds (all full-size mattresses – sleeps 4 comfortably) 3 Bathrooms: Clean, modern bathrooms stocked with fresh towels and essentials. Kitchen: Fully equipped with modern appliances, cookware, and dishware — perfect for everything from morning coffee to family feasts. Living Spaces: Dining room, living room, parlor room, library, large recreation room, and mudroom. Enjoy cozy lounge areas, a dining space for shared meals, and large windows that bring the outdoors in. Whole house water filtration system. Air Conditioned garage with gym, dart board, tennis table and foosball. There is a ninja gym right outside by the gym. Outdoor Areas: Large front porch with rockers, swing, dining table and a firepit with chairs. Large back porch with screened in salt water pool with hot tub (upon request), BBQ, dining table, and seating areas. Enjoy expansive lawns, shaded seating, big pollinator garden with native plants and flowers, in-ground trampoline, pond with fountain and beautiful farm surroundings to explore. We also have a treehouse and playground with sandpit and small zipline for the children. Parking area for guests. Guest access During your stay, you’ll have full access to: All indoor living spaces, bedrooms, and bathrooms listed in your booking. Outdoor gathering areas, porches, and walking paths around the property. Parking area for guests. Other things to note IMPORTANT: Prior to check-in, we require a copy of primary guest ID, and we will ask for the total number of guests. We may also ask that all guests sign a waiver (we are a working farm). If you plan to use the house to host an event, rather than just a stay, reach out for prior approval. Children are more than welcome, but please supervise them outdoors. Waivers MUST be signed prior to using the playground. Add-ons are available (please contact us to purchase add-ons): 1. Minimum booking is 2 hours. The first hour is $30 (includes heating and preparation time); each additional hour is $50. The hot tub requires approximately 40 minutes to heat. Payment is required prior to use. We’re always happy to assist—please note our preferred contact hours are 8:00 a.m. to 10:00 p.m. Kindly let us know in advance if you may need support outside of these hours. Please note that on Friday mornings, typically early in the day, our trusted pool technician will be onsite for the weekly pool cleaning and equipment check.
