*Artist's camping cabin on beautiful Kingston Peninsula; partial off-grid, self-catering. Five min. from popular Bates Barn event venue. (Lake view, NO ACCESS.) *10 min to groceries, gas, pubs, restaurant *15 min to TransCan1, 35 to Sussex or Saint John *Propane (provided) BBQ & cookstove, covered outdoor prep station *Mini fridge, microwave *Queen pillowtop set on loft floor, second bed is futon sofa *Cassette porta-potty -- no plumbing Next to quiet, main building. Hosts reside on property. The space Cabin with loft on beautiful Kingston Peninsula, along popular scenic route, 35 minutes to Atlantic Balloon Fiesta. Perfect home base for exploring, it feels country yet is close to amenities. Bed, TV and futon sofa are in the loft. Loft stairs are narrow and landings are compact. Scenic view from loft window, lower level windows and deck. Partially off-grid -- limited electricity only, no shower or tub, but has a porta-potty in a modest and compact indoor washroom with a vessel sink. For multiple-day stays we need access to service chemical toilet holding tank and top up water. We will not enter premises without permission from Guest. Please note: *No access to lake* The cabin is situated next to a very quiet main building. As hosts, we reside in main building but lead an active lifestyle and are out and about running errands in town, or spending the day on the boat fishing. We prefer to remain unobtrusive and off-scene, respecting the privacy of our guests. Occasionally you may see us on our own deck or at the shared space fire pit. The porta- potty is "sit-down" for the gents! There are plans in the making for an outdoor solar shower, but currently there is NO SHOWER or TUB. It is basically camping, only with a hard roof over your head, with conveniences. It is a great switch off from hectic city life. *LOFT AREA* Queen size Kingsdown mattress and box spring, directly on floor Duvet w. slipcover, sheets, four pillows; changed to quilt coverlet in summer Futon sofa with several décor cushions, that folds out to double bed (futon sofa not dressed but sheets are there if needed) WIFI ROKU TV DVD player and basket of DVDs Night stands with touch lamps w. built-in chargers Blackout blind Small electric fan Small electric heater Cabin is not suitable for those with special accessibility needs. Stairs to the loft bed are narrow and the loft has a rail-less glass barrier along its edges. Good to know: Please take note the cabin has a metal roof -- some like the sound of rain on a tin roof, others don't. Use of firearms, hunting bows, etc. and fire crackers is absolutely not permitted on property. Open flame -- candles, sparklers, fuel lanterns -- not permitted whatsoever along nature trail. Most times it is tinder-dry and use of such items constitutes extreme forest fire risk. Newly paved driveway. Manageable on a motorcycle. Back of property has a steep drop-off, not suitable for children. WIFI is good, cell reception can be spotty during a heavy rain, snowstorm, or wind. At worst it's one bar, at rare best, it's four bars. Dog kennel a km up the road which emits the sound of dogs barking off in distance. There is a trail cam along the nature trail capturing various wildlife. There is a dog on premises, but she is not free- range, and not tied up and barking all day. She’s a lovely street rescue all the way from Texas who is now livin’ the “smug” (as opposed to thug) life, lol. We are surrounded by forest. Which means we have all the nuisances that go hand-in-hand with living alongside nature, notably: BLACK FLY SEASON – typically early June-ish for a couple of weeks. A head net together with insect repellant works great when they are really bothersome. DEER FLY SEASON – typically late June through July, during hot, dry spells. They can be relentless. Insect repellant helps deter, but they are determined. MOSQUITOES – from when warmer weather begins, to mid-Augustish, when they tend to be less bothersome. We have mosquito repellant on hand and try to tip over any containers that may collect water and provide breeding ground for mosquito larvae. TICKS – insect repellent is encouraged and available. We have a healthy deer population, hence ticks. Spray pants, socks, shoes, and wear long pants if treading through long grass. Inspect after a hike for ticks that may have attached themselves to exposed skin. If using the small nature trail below, avoid going off trail. Trail is marked using a light surface of wood chips. *During windy days, the trail is closed, as a safety measure against the “widow makers." Guest access Please note despite Airbnb platform stating it is lake front, there is NO ACCESS to Lake. Lake VIEW only. Access to nature trail, firepit. On occasion the fire pit is a shared space with the hosts. It is a mixed-media artist's studio, therefore you will notice art supplies at the desk/work area and storage drawers containing different art mediums. The art work bench may have visible marks, stains, chips on it. It gets used! Other things to note Screenshot directions as cell service can be spotty along sections of route.
