After a day on nearby trails, you return to a peaceful guesthouse where evenings are meant for warm drinks, soft lighting, and lingering beneath the stars. The pace slows here, inviting you to settle in and savor the stillness. The space This entire guesthouse offers a studio-style layout designed for rest and simplicity. The open room centers around a king hybrid memory foam mattress, creating a comfortable sleeping area within the spacious layout. Thoughtful details and gentle lighting make it easy to unwind after exploring Sedona’s scenic surroundings. The private entrance and keypad self check-in allow you to arrive and settle in with ease. Living area A cozy sitting space with two chairs invites you to relax indoors during cooler months. Air conditioning is available year-round, and an indoor fireplace adds warmth and atmosphere on crisp desert nights. Wi-Fi and a TV provide easy entertainment while maintaining the calm, tucked-away feel of the space. Please note there is no central heating in the guesthouse. Kitchenette & dining The kitchenette is set up for easy, low-key meals and quiet mornings. You can store groceries in the refrigerator with a mini freezer and prepare simple dishes using the hotplate. A microwave, coffee maker, and other essentials support relaxed breakfasts before heading out or simple dinners back at home. A small dining table offers space for two to enjoy meals indoors when the weather cools. Bathroom & essentials The private bathroom includes a shower, hot water, and bathroom essentials. Fresh towels, bed linens, and laundry access with a washer and dryer are provided, making longer stays comfortable and convenient. Outdoor living Step outside to your fully fenced outdoor spaces, offering privacy and a sense of retreat. The hot tub is especially inviting in winter, perfect for soaking under clear Sedona skies as evening temperatures drop. Outdoor seating, a dining area, and a BBQ grill create flexible spaces to enjoy the fresh air whenever conditions allow. From the yard, you’ll notice partial scenic views toward Airport Mesa. Location Set in a quiet West Sedona neighborhood, the guesthouse is across from Whole Foods and within walking distance of local restaurants, coffee shops, and trailheads. A short drive takes you to Airport Mesa, Coffee Pot Rock, Devils Bridge, and Thunder Mountain. Free parking for 1 car is available on the property, and having a car makes exploring the wider Sedona area easier. Perfect for Ideal for couples or solo travelers seeking a calm base close to nature, this private Sedona guesthouse blends outdoor access with cozy comforts for a relaxed, unrushed stay. Guest access Guests will receive a keyless entry code on the day of arrival prior to check-in. Each unique door code is only active for the duration of your stay. You’ll have access to the entire separate guesthouse and fenced-in yard during your stay. You will access this property through the right gate on the right side of the house. **Please note that there is a main house is on the same property which is completely separate from the guesthouse and backyard, which is rented separately with access through the front of the property. ** Also, please note that as there are 2 stairs inside this guesthouse, which may not be suitable for disabled or elderly. ** Other things to note House Rules: 1. You must be 25+ to book this property 2. No smoking allowed. Evidence of smoking inside of the house will result in a $500 charge 3. No Pets - $500 fine 4. No Parties, large gatherings, or events allowed 5. No tampering, covering, or disabling of security cameras or wifi on the property 6. No buses, RVs, ATV’s/UTV's, trailers, or commercial vehicles 7. Will need to complete our rental agreement and complete a required ID Verification and required sex offender background check from the City of Sedona through Truvi no later than 48 hours before check-in 8. Guests agree to contact host with any concern and give host the opportunity to correct them Important Information on Booking: We are committed to protecting our properties and staying up-to-date with Sedona’s short-term rental regulations. As part of this and disclosed in our house rules prior to booking, you will be required to sign a rental agreement and complete an independent ID verification and sex offender background check through our third party vender Truvi. Once the rental agreement is signed, Truvi will contact you via email and/or text with instructions to complete the verification process. Please do so 48 hours prior to arriving at the property to enable a quick and easy check-in process. Security Cameras: For your safety and security, four outdoor security cameras are installed on the property. One is located on the left-side fence of the main house facing the parking and street, another on the right-side of the fence facing the parking and street, a third faces the main house front door, and the fourth is positioned near the second gate of the guesthouse. There are no cameras in the private spaces inside or in the private backyard areas. While these cameras are not actively monitored, they do continuously record both audio and video, 24/7. We take your privacy seriously and ask that you do not tamper with, cover, or disable any security cameras or the Wi-Fi system. WiFi: This home has the best WiFi available in Sedona; however, internet speed and service in Sedona aren’t generally as fast and reliable as in major cities. While we don’t typically have any issues, we do want to let you know in case that might impact your trip. Pests: Please note that due to its location in the desert, we have occasional visits from critters (insects, rodents, etc.). We have regular pest control, but please keep doors and windows closed to prevent unwanted guests. Maintenance: Our property receives regular maintenance to keep everything in top condition. Gardeners visit for weekly landscaping on Mondays, and our hot tub undergoes routine servicing the same day. If you are staying on a Monday, please be aware that our hot tub technician and gardeners will access the backyard during the day for maintenance. Trash collection also takes place on Mondays. Our concierge service will bring the trash cans from behind the fence to the street and return them once collection is complete. If any additional property maintenance (such as pest control or specialized landscaping) is scheduled during your stay, we will always do our best to provide advance notice and request permission before entering the property. One last thing – even though we are on city sewer, flushing anything but toilet paper may cause damage, for which you will be responsible. We appreciate your cooperation in taking care of our home!
