The space Stylish, modern, and spacious — this 2024 studio guesthouse has everything you need for a comfortable stay that will make you want to come back again and again! You’ll be just a few blocks from Frank Lloyd Wright’s Price Tower, and only steps from the grand oil baron mansions, including the famous Frank Phillips and Artunoff mansions. Walk or drive to fantastic restaurants, boutique shopping, entertainment, and you’re just 20–30 minutes from The Pioneer Woman’s Mercantile in Pawhuska. Enjoy an open studio layout with a plush queen bed, sleeper sofa, well-equipped kitchenette (hot plate, microwave, convection, air fryer), full bathroom, and thoughtful touches throughout. Perfect for couples, friends, or work trips — far more inviting than any hotel in town. The smart TV connects to all your apps, but I also provide YouTubeTV at no cost (please don’t make any purchases. Any purchases on our account will result in a $20 fee). ⸻ Guest Access The guesthouse is a private apartment above our garage. Park behind the garage and enter from the alley side — you’ll receive a private entry code before arrival. We’ve added extra insulation and chosen the quietest garage door available for your comfort. In the rare case our schedule overlaps yours, we’ll avoid using the garage to keep your stay peaceful. ⸻ Sleeping Arrangements • Queen bed with premium linens • Sleeper sofa — ideal for children, works for adults (mattress topper available inside the chaise). If using the sofa bed for sleeping, linens must be used and they are found inside the chaise. ⸻ Amenities & Comfort Features • Well-equipped kitchenette with cookware, hot plate, microwave, and convection air fryer • Coffee maker, fridge, and dishware • Bathroom with motion-sensor light and humidity-controlled vent (can be switched off) • Remote-controlled ceiling fans and climate control • Owner manuals for appliances located in the kitchen island bottom drawer ⸻ A Note About the Garage We’re mindful that guests are above the garage and have taken steps to minimize sound — insulated flooring, quiet door system, and careful use. While you may hear it occasionally, it’s still quieter than a hotel with elevators, ice machines, or noisy hallways. ⸻ Other Things to Note Please allow the hot plate to cool before storing it. Avoid placing hot pots directly on countertops — use the area next to the sink as a cooling space. We’re always available for questions or assistance during your stay. Other things to note While pets are welcome, we require that they not be on any of the furniture or sleep in the bed. We also reserve the right to decline pets. If you have a pet that sheds heavily, we ask that you do all you can to minimize any remains when you leave. All pets must be house trained, and we ask that you pick up after them in the grassy area or in any of our neighbors yards! If you want to bring a pet, please check with us first to make sure it can be approved.
