The space Newly renovated in 2025 and fresh to the Airbnb market, this beautifully converted barn offers a peaceful, stylish retreat on the edge of the charming village of Abbotts Ann. Designed with comfort and simplicity in mind, the barn combines modern interiors with idyllic rural surroundings, perfect for relaxing escapes and slow days in nature. Inside, the open-plan living space is bright and airy, with large windows looking out onto the garden and brook just beyond. The kitchen is fully equipped with everything you need for cooking and dining — dishwasher, washing machine, quality utensils, and plenty of thoughtful touches. There’s a dining table for shared meals, a TV and WiFi for entertainment, and generous spaces to read, lounge, or simply watch the world drift by. The barn sleeps up to five guests. There are two bedrooms: a serene double and a flexible twin (which can be arranged as another double), plus an additional single bed tucked into a mezzanine space upstairs, great for older kids or solo guests. The main bathroom features a powerful walk-in shower and a bath for soaking after long walks, and there’s a second WC downstairs for convenience. Step outside and you’ll find a shared garden with the adjacent mill house, not in its final shape, but being worked through with care and patience. A gently running brook flows right through, just beyond the patio, filling the space with birdsong and the sound of water. It’s a haven for nature lovers: the surrounding water meadows are alive with birds, and you’re likely to spot cows and donkeys grazing nearby too. A short stroll brings you to footpaths and countryside walks, with sweeping views and quiet spots to pause and reflect. Despite the feeling of seclusion, the barn is well-connected to local pubs, shops, and charming Hampshire villages. Whether you’re cooking slow meals, watching the sun shift over the meadows, or exploring the surrounding area, this is a place to breathe deeply and unwind. Guest access Guests have full access to the barn and are welcome to use the main garden, which is shared with the owners. Please note that the owners retain a private patio area to the side and rear of the mill house — this space is not available to visitors. Other things to note Bed linen and towels are provided for all guests, along with essentials to make your stay comfortable. Small children are very welcome, a travel cot and high chair can be provided on request. Parents should be aware that the property contains is a staircase without safety gates, so supervision is essential. Consideration is also required for the proximity to the water and unsecured brook bank and the WIP garden. Please note the barn is unfortunately not wheelchair accessible, as both bedrooms and the main bathroom are located upstairs. While we love animals, the barn isn’t suitable for pets due to the open garden, nearby brook, and local wildlife. Thanks for your understanding in helping us keep the setting calm and natural. The garden is shared with the owners and still evolving, with more planting and landscaping underway. There’s space to sit out and enjoy the view, and guests are welcome to make use of it as they wish. Self check-in/-out is available at the property, and the barn has reliable WiFi for working or streaming. Quiet hours are appreciated after 11pm. Please note that mobile signal can be patchy depending on your network, though WiFi is available throughout the barn. The property is best accessed by car — there’s free parking on-site, and nearby amenities and countryside walks are just a short drive or stroll away.
