Ideal 2-family, Huge Main Room, Great Beach, Screened Porch/Patio with Fireplace
Enjoy a 5-star vacation home and all of your favorite freshwater activities - swimming, kayaking, playing on a sandy beach, fishing off the dock, or just sitting by the water. Our dock can handle large boats, and if you don't have one to bring, a rental boat can be delivered to Little Sebago so you can enjoy lake cruising, water skiing and boarding, tubing, and fishing. In terms of location, the property is less than 20 minutes from a commercial area with numerous restaurants, the beautiful Spring Meadows Golf Course, Seacoast Adventure (mini-golf, aerial, games, rides, and restaurant with music on weekends), a good lobster pound, and a relaxing spa. And it's less than 40 minutes to Freeport and Portland for great dining, shopping, and cultural experiences. The fall is a great time of year to be at the lake with apple picking, hayrides, nature walks, and a great foliage season. Rattlesnake Mountain is 30 minutes away and has beautiful hiking (and no rattlesnakes). During the winter months, snowmobiling, ice fishing, cross-country-skiing, snowshoeing, and ice-skating (if the conditions are right) are all available out the front door, and we are within reasonable driving distance of some great downhill skiing. The home (we call it “The Lodge”) was built in 2013 with LEED-Platinum construction standards in mind. It was built on the same spot where our extended family’s first Little Sebago “camp” used to sit. It was hard for some of us to see it go, but the design of the new Lodge was based on many years of vacationing together in this exact location, and it works great for family reunions and multiple family rentals! The property has beautiful landscaping and mature trees. The waterside of the property has an outside granite stairway with a stainless handrail that winds down from the main floor’s screened porch to a terrace where there is another entrance, directly into the lower-level hallway. The stairway then goes a few more steps down to a partially-shaded grassy area - an ideal spot to spend time near the water, lounging or lake-watching. Nearby is a large waters-edge deck, an extra-large dock, a storage shed holding life jackets and paddles, and two sit-on-top kayaks (one double and one single). But the main outside attraction, for many, is the great private beach, with nice natural sand and a very gradual descent into the great water of Little Sebago Lake. A float completes the waterfront, and the swimming is excellent in both directions. The heart of the Lodge is the great room, which features a modern kitchen that can handle a crowd with ease, a large island with 6 bar chairs, a 12-person dining table, a round table for games and puzzles that seats 6, plenty of comfy furniture for lounging, and big windows for light, views, and breezes. There is no air conditioning, but there are multiple ceiling fans and at least one portable or window fan for each bedroom and the great room. There are beautiful wood floors and finishes throughout. The Lodge’s bedrooms come in two basic types, “large” and “flexible”. There are 2 “large” bedrooms. The large bedroom on the main level is wheelchair accessible and has great sound insulation from the the rest of the house, so it can be good for folks who don’t want to deal with stairs or who may want to go to bed earlier than others. It has a two extra-long twin beds that we can cinch together for you to make a king bed, great storage, and a compartmentalized full bath (3 lavs) that can be made either private or accessible from the great room. The other large bedroom, on the upper level, is actually a “suite” that occupies that entire floor. It has the same twin/king bed set-up, great storage, and its own full bath. And it also has a “nook” room with two regular-length twin mattresses on the floor for children, if needed. The four “flexible” bedrooms are on the lower level, which has a center hallway and a pair of these rooms on each side. These four bedrooms are the same size, and each has its own door with 2 extra-long twin beds (that we can cinch together to make a king bed). A set of four wardrobe closet create a wall between each pair of rooms. (Please note: it's a good visual barrier, but doesn't provide as much sound privacy as a real wall.) Also on the lower level are two compartmentalized full bathrooms. One full bath has one room with a stacked full-size laundry set and countertop lav, which leads to another room with a toilet or a third room with a shower. The other full bath on the lower level has one room with 3 countertop lavs, which leads to another room with a toilet or a third room with a tub/shower. All that said, many of us think the best part of this house is not really in the house or the waterfront - it’s the screened porch. This porch features a vaulted ceiling, two ceiling fans, a stone fireplace, and screen “walls” on three sides that roll up or down, from the floor into the ceiling, at the touch of a button. It is often enjoyed all day and then well into the evening for outside dining, fireside chatting or singing, and s’mores! The view of the lake from the home is to the west, so there are fabulous sunsets. The home sits on the southeast edge of Little Sebago Lake’s large central basin and across from Spider Island. The top part of the driveway is paved and is fine for parking, but it also has a basketball court and garage-mounted heavy-duty adjustable hoop - dunk away! (2 balls are provided). From there, the driveway slopes down toward the Lodge where there is parking for up to 6 vehicles very near the home. There is also parking for up to 4 more vehicles on the basketball court and next to the garage (except in the winter). Parking is not allowed alongside Qualey Road. In the winter, access to the home is via a different driveway that goes by a neighboring (but much smaller) home that our extended family also owns but doesn’t rent, and a second home (just beyond the smaller home) that we also own. (The latter sleeps 10 and is available as HomeAway #3846202.) Although it may sound a bit crowded, there is both space and vegetation between the homes, and the overall layout provides each home with a nice sense of privacy.
